We are seeking a highly skilled and customer-focused Warranty Manager & Handyman to oversee post-construction support, deliver high-quality repairs, and uphold our reputation for excellence long after homeowners move in.

Position Summary

The Warranty Manager & Handyman manages all homeowner warranty requests from intake to completion, performs skilled repairs, coordinates trade partners when necessary, and ensures an exceptional homeowner experience throughout the warranty period. This role requires strong communication skills, hands-on craftsmanship, and professionalism suited for luxury residences. The position reports directly to the Director of Construction.

Key Responsibilities

Warranty Management

- Serve as the primary point of contact for homeowners regarding warranty issues and service requests.

- Evaluate, diagnose, and document warranty claims; determine in-house vs. trade partner resolution.

- Schedule and oversee warranty appointments and subcontractor work.

- Maintain accurate records of service requests, completed work, materials, and homeowner communication.

- Ensure all warranty work meets company quality expectations and is completed within required timelines.

- Conduct post-closing check-ins, 30-day walks, and 11-month warranty walks.

Handyman & Repair Duties

- Perform high-quality home repairs appropriate for luxury homes, including:

- Drywall patches and paint touch-ups

- Trim, door, and hardware adjustments

- Light electrical repairs (as permitted by code)

- Minor plumbing fixes

- Caulking, grout repair, weatherstripping

- Basic carpentry tasks

- Troubleshoot issues and provide efficient, clean, and effective solutions.

- Maintain an organized, well-stocked personal tool set and service supplies.

Customer Experience & Communication

- Deliver a premium customer experience through professionalism, clarity, and follow-through.

- Clearly explain findings, timelines, and next steps to homeowners.

- Uphold company standards in communication, appearance, and workmanship.

- Provide the Director of Construction with ongoing feedback on recurring issues or quality trends.

Qualifications & Experience

- 3+ years of experience in residential construction, warranty service, or professional handyman work.

- Experience in custom or luxury home environments strongly preferred.

- Solid understanding of residential building systems and high-end finishes.

- Ability to interpret construction plans and understand basic building code requirements.

- Strong communication, organization, and customer-service skills.

- Valid driver’s license and clean driving record.

- Ability to lift 50+ lbs and work in attics, on ladders, and outdoors as needed.
