 Responsibilities are not limited to:
 
 
 
 
 
 
 <ul>
 <li>
 Prepare and execute procurement plans for project packages in coordination with project timelines and technical teams.
 </li>
 <li>
 Review scopes, BOQs, specifications, drawings, samples, and tender documents for completeness before market approach.
 </li>
 <li>
 Run RFQs/RFPs, manage bidder clarifications, coordinate technical evaluations, and prepare commercial comparisons.
 </li>
 <li>
 Negotiate prices, payment terms, delivery programs, warranties, and commercial conditions with suppliers and contractors.
 </li>
 <li>
 Develop and maintain approved vendors and contractors for project requirements.
 </li>
 <li>
 Coordinate with Projects, Development, Design, Technical Office, Finance, and Legal on scope, budget, and contractual matters.
 </li>
 <li>
 Monitor procurement status, lead times, material approvals, risks, variations, and supplier/contractor performance.
 </li>
 <li>
 Ensure procurement compliance with OSUS policies, approval matrix, documentation standards, and audit requirements.
 </li>

 Qualifications:
 
 
 
 
 
 
 <ul>
 <li>
 Bachelor&rsquo;s degree in civil engineering, Architecture, Construction Management, Mechanical/Electrical Engineering, or a related field.
 </li>
 <li>
 10+ years of procurement experience in construction or real estate projects.
 </li>
 <li>
 Strong understanding of BOQs, specifications, drawings, and construction packages.
 </li>
 <li>
 Experience in tendering, bid analysis, negotiation, supplier prequalification, and contract award processes.
 </li>
 <li>
 Knowledge of Saudi market suppliers/contractors, material lead times, and commercial practices is preferred.
 </li>
 <li>
 Strong coordination, negotiation, analytical, documentation, and stakeholder management skills.
 </li>

 Job Summary:
 
 
 
 
 
 
 Supports safe delivery of OSUS real estate projects by monitoring HSE compliance on project sites, coordinating with consultants and contractors, and driving corrective actions to protect people, assets, and project continuity.
 
 
 
 
 
 
 Responsibilities are not limited to:
 
 
 
 
 
 <ul>
 <li>
 Monitor contractors' compliance with approved HSE plans, permits, method statements, and OSUS requirements.
 </li>
 <li>
 Conduct regular site inspections, walkthroughs, and risk observations; record findings and follow up closure.
 </li>
 <li>
 Review HSE documentation submitted by contractors, including risk assessments, toolbox talks, and incident logs.
 </li>
 <li>
 Support incident/near-miss reporting, investigation, root-cause analysis, and corrective/preventive actions.
 </li>
 <li>
 Coordinate with Project Managers, consultants, and contractors to resolve unsafe conditions without delaying delivery.
 </li>
 <li>
 Track HSE KPIs, NCRs, inspection results, and compliance status; prepare weekly/monthly HSE reports.
 </li>
 <li>
 Promote HSE awareness through inductions, toolbox sessions, campaigns, and site communication.
 </li>
 <li>
 Ensure emergency readiness, first-aid, fire safety, traffic management, and site housekeeping controls are maintained.
 </li>
 </ul>
 
 
 
 
 
 Qualifications
 
 
 
 
 
 <ul>
 <li>
 Bachelor's degree in Engineering, Safety, Occupational Health, Environmental Science, or related field.
 </li>
 <li>
 6-8 years of HSE experience in construction, real estate development, infrastructure, or project delivery.
 </li>
 <li>
 Professional certification is preferred: NEBOSH IGC, IOSH Managing Safely, OSHA, or equivalent.
 </li>
 <li>
 Knowledge of Saudi HSE regulations, Civil Defense requirements, site permit systems, and contractor HSE management.
 </li>
 <li>
 Strong inspection, reporting, incident investigation, risk assessment, and stakeholder coordination skills.
 </li>
 <li>
 Good English and Arabic communication skills; ability to influence contractors and consultants on site.
 </li>

 A document controller is a practical position in carrying out work related to the control, preservation, documentation, classification, retention and ease of reference to documents upon request and need.

 Receiving and reviewing all outgoing and incoming technical and administrative documents.

 Ensuring the use of approved forms and templates and applying the unified document coding system.

 Entering data into the Electronic Document Management System (DMS) and ensuring its accuracy and completeness.

 <li>
 Verify the completion of approvals and signatures before distributing the documents.

 Coordinate with engineering teams to ensure that the documents comply with the required technical specifications.

 Issue review or update notifications whenever any modifications are made to the documents.

 Distributing approved documents to relevant parties internally and externally.

 Managing the flow of documents between contractors, consultants, and internal departments.

 Ensuring that all parties work with the latest approved versions of the documents.

 Archiving all documents electronically and on paper in accordance with institutional policies.

 Updating records and document databases.

 Contributing to the preparation of periodic reports on the status of documents and the final copies (As-built).

 Propose solutions to improve the efficiency of the document management system.

 Participate in training workshops to raise awareness about the importance of document control.

 Support the implementation of digital transformation in the company's document management.
