POSITION PURPOSE:</b></p><p>
An experienced professional with exposure in Heading the planning, cash flow management, project coordination function of Group level, etc</p><p><b>
Key Accountabilities:</b></p><p>
Project Plan, Cash flow management, Progress Reports, MIS, RERA works, Construction strategy, Risk management, Business plan, Explore new techniques for projects, Project coordination</p><p><b>
A.</b> <b>DUTIES AND RESPONSIBILITIES:</b></p><p>
1) Project plan</p><p>
 a) Analyse schedule prepared by team and give necessary guidance to make it effective.</p><p>
 b) Identify critical resources.</p><p>
 c) Monitor plan.</p><p>
2) Cash flow management</p><p>
 a) Inputs given to team for cash flow distribution.</p><p>
 b) Monitor cash flow periodically.</p><p>
3) Progress Reports</p><p>
 a) Analysing of weekly reports.</p><p>
 b) Review of fortnight progress presentation.</p><p>
4) MIS</p><p>
 a) Present MIS to all directors every month.</p><p>
 b) Discuss important decision and issues.</p><p>
5) RERA</p><p>
 a) Quarterly progress percentage update.</p><p>
 b) Registration of any new projects with engineering certificate.</p><p>
6) Construction strategy</p><p>
 a) Identify various strategies for timely start &amp; completion.</p><p>
7) Risk management</p><p>
 a) Advise probable risk associated in project.</p><p>
8) Business plan</p><p>
 a) Prepare business plan for all projects.</p><p>
 b) Monitor and analyse the plan vs actual works.</p><p>
9) Explore new techniques for projects</p><p>
 a)Prepare EVA analysis.</p><p>
 b) Prepare capital budgeting techniques like NPV, IRR for new projects.</p><p>
10) Project coordination</p><p>
 a) Site visit.</p><p>
 b) Coordinate with internal stakeholders for effective resolution.</p><p>
 c) Coordinate with consultants, contractors.</p><p>

Host client meetings and deliver property orientations to PAN India and NRI investors, as well as walk-in customers, to effectively negotiate and close deals within specified turnaround times.</li><li>
Facilitate customer revisits and address queries through consistent follow-ups to enhance conversion ratios.</li><li>
Develop and implement sales strategies, tactics, and plans in collaboration with management to establish sales goals for Mumbai, PAN India, and international markets.</li><li>
Identify and report on business opportunities in target markets, ensuring alignment with company objectives.</li><li>
Organize personal events and exhibitions to generate leads, acquire new channel partners, and collect data for targeted leads.</li><li>
Coordinate with existing channel partners and source and appoint new partners to expand business reach.</li><li>
Ensure compliance with CRM systems and streamline reporting for strategic planning.</li><li>
Deliver top-tier service to NRI and HNI clients with customized sales strategies.</li><li>
Develop new clients in collaboration with marketing teams through innovative initiatives and manage existing accounts to ensure customer satisfaction, driving further revenue through loyalty and referrals.</li><li>
Maintain cordial relationships with existing customers to ensure business sustainability, ensuring a smooth onboarding process and superlative customer experience.</li><li>
Utilize CRM tools like SFDC to manage customer relationships effectively.</li><li>
Retain existing clients through strong convincing and negotiation skills, offering service recoveries when required.</li><li>
Conduct comprehensive market research to identify emerging trends, opportunities for growth, and potential risks to inform business strategy.</li><li>
