Analyst, Investments & Underwriting
Evergreen - a developer, owner, and manager of multifamily housing with a portfolio of more than 15,000 units - is looking for an Analyst to join its team. The position offers an early-career real estate professional excellent exposure to owner side multifamily transactions with a focus on financial modeling, market analysis, and portfolio management. The position has significant opportunity for advancement. Evergreen is an entrepreneurial real estate developer and investor with an active pipeline, primarily focused on affordable (LIHTC and Section 8) multifamily properties. The Analyst will work directly with the VP, Underwriting and Portfolio Management and Evergreen principals to manage and enhance the portfolio’s overall financial health, stability, and growth.
Duties and Responsibilities

Research market sales comps, rents, construction costs, real estate taxes and other information necessary to underwrite acquisitions of existing properties and new development opportunities.

Underwrite and value potential acquisitions and new developments. Develop proforma financial models. Suggest deal structures, including debt and equity options. Evaluate project feasibility and risks.

Engage and manage 3rd party consultants to ensure timely completion of PCNAs, Phase Is, appraisals, etc. Review these docs thoroughly and summarize for internal team.

Identify, summarize, store and report on research done by others (e.g., brokerage firms, financial institutions, etc). Compare the analysis and predictions of 3rd parties with our internal research – develop informed opinions about different theories of the market. Build relationships with 3rd party research personnel / departments.
- Identify and implement the best tools for ‘the job’ (whatever it may be). This will mean monitoring developments in software, coding languages and available packages, etc. Identify data sources that maximize our return on investment (usefulness of the data relative to the cost of obtaining and preparing it – both direct monetary cost and staff time needed to make it useful).

Work with senior leadership to develop macro-level strategy, including market identification, asset class, financial structures. This will require becoming fluent in the history, policy, and theory that underpin our industry.
- Conduct analysis portfolio operations, helping identify risks, operational inefficiencies, and developing strategies for asset optimization.
Desired Skills and Abilities

Must have strong financial analysis, data science (including data manipulation and data visualization) ability including advanced knowledge of excel and other analysis tools (R, python, etc).
- Must possess strong organizational skills with the ability to track large numbers of documents and components on multiple projects at one time.
- Must possess strong verbal and written communication skills.

Must be able to read, distill, and draw conclusions from complex documents and datasets.
Education and Experience

Bachelor’s degree in finance, economics, real estate or other related discipline.
- Minimum of 1 year of prior experience in the real estate industry, including banking or investment. Experience with LIHTC, Section 8, HUD insured loans, and other affordable housing finance preferred.
