Scope of Work
- 1 No. Garbage Chute System (Building configuration as installed)
- Garbage collection trolleys serving the building
Service Frequency
- Monthly preventive maintenance - 12 visits per year
- Chute high pressure washing and disinfection - Quarterly (4 times per year)
- Breakdown calls - Unlimited
Technical support shall be available to Building Management or security when required.
Consumables and Spare Parts
Comprehensive.
- Contractor shall maintain a reasonable inventory of essential spare parts required for maintenance.
- PPM consumables shall be included within the service.
Emergency Response
- Priority 1 - Emergency - Immediate (within 2 hours)
- Priority 2 - Urgent - Within 4 hours
- Priority 3 - Expedited - Within 8 hours
- Priority 4 - Scheduled - Within 24 hours
System Maintenance
- Lubrication and maintenance of exhaust / ventilation fan.
- Replacement or repair of door closer magnetic locks if faulty.
- Repair or replacement of door closer hydraulic jack.
- Hopper door welding and adjustment where required.
- Replacement of door indicators if faulty.
- Rectification of electrical connections within chute system.
- Maintenance of fire door springs and fusible links.
- Repair or replacement of control panel components.
- Replacement of trolley wheels where required.
- Inspection of water cleaning system.
- Periodic inspection of chute duct, sealant, and operation.
- Inspection of chute doors, interlocks, and safety devices.
Cleaning Services
- Clean chute doors internally and externally floor by floor using non-hazardous chemicals.
- Carry out internal chute cleaning using high pressure washing equipment.
- Disinfect chute system to maintain hygiene.
- Clean accessible chute duct manually where required.
- Ensure safe cleaning without damage to system components.
Reporting
- Service report shall be issued after each visit.
- Reports shall include observations and recommendations.
- Reports shall be acknowledged by Building Management.
Contractor Responsibility
- Safe operation of the system
- Hygiene maintenance
- Proper functioning of chute system
- Supply of spare parts under comprehensive coverage
- Attending breakdowns promptly
Safety Policy
- Provide proper PPE including gloves, masks, and protective clothing.
- Secure work areas with signage and barricading where required.
- Maintain housekeeping during works.
- Contractor responsible for worker safety and liabilities.
Completion
- Contractor shall ensure system is returned to operational condition after each service visit.
