Apartment Maintenance Service Manager (Multi-Site)

Job Overview
We are seeking a dynamic and highly skilled Maintenance Service Manager to oversee all aspects in maintenance operations across three apartment communities. This role is pivotal in ensuring the reliability, safety, and efficiency of all facilities and equipment. You will oversee 4 maintenance technicians, coordinate complex projects, and implement preventive maintenance strategies to support community functions. Your maintenance expertise in electrical systems, plumbing, HVAC, drywall/finish work and mechanical operations will drive continuous improvement and operational excellence across all locations. Responsibilities

• Lead, supervise and provide on going training for 4 maintenance technicians across 3 small apartment communities (totaling 384 units), located in Lancaster county, PA, fostering a culture of safety, accountability, and continuous improvement
• Develop and implement maintenance programs to track work orders, assets, and performance metrics
• Assist with troubleshooting, repair, and preventative maintenance of electrical systems, mechanical, HVAC, plumbing, and all other aspects associated with daily maintenance operations
• Interpret schematics, technical manuals, and wiring diagrams to diagnose issues accurately and efficiently
• Manage projects related to facilities upgrades, equipment installations, or system modifications ensuring timely completion within budget
• Ensure compliance with safety standards and regulations related to facilities management
• Coordinate with vendors and contractors for specialized services such as , HVAC systems, electrical upgrades, plumbing, landscaping and snow removal, etc.
• Maintain detailed records of maintenance activities, inspections, repairs, and asset conditions for audit readiness

Qualifications

• Proven management and leadership experience supervising maintenance technicians
• Extensive knowledge of apartment maintenance practices including electrical , mechanical systems, schematics interpretation, and troubleshooting tools such as ohmmeters
• Hands-on experience with HVAC systems, all aspects of plumbing, and facilities management procedures
• Excellent project management skills with a track record of managing complex maintenance projects on time and within scope
• Fluency in English with effective communication skills for team coordination and reporting purposes
• Supervising experience in apartment facility / maintenance; Your expertise will ensure our facilities operate smoothly while maintaining the highest safety standards.
