Requirements:
· Bachelor’s or Master’s Degree in Architecture.
· Registered Architect (preferably with GCC experience).
· Minimum 15 years of professional experience, with significant exposure to the GCC market.
· Demonstrated leadership of large-scale commercial, mixed-use, or urban master plan developments.
· Strong understanding of regional climatic design strategies and sustainable development principles.
· Proven experience navigating regulatory approvals within Oman or wider GCC.
Responsibilities
Design Leadership & Vision
- Establish and lead the architectural vision across commercial, mixed-use, hospitality, and urban-scale developments.
- Drive concept design excellence while ensuring alignment with market positioning and development strategy.
- Integrate contemporary design with regional identity, climatic responsiveness, and cultural sensitivity.
- Oversee all stages from concept design through IFC documentation and construction supervision support.
Urban & Regulatory Integration
- Lead master planning and urban integration strategies in compliance with Omani planning frameworks.
- Manage coordination and approvals with key authorities including:
- Ministry of Housing and Urban Planning
- Muscat Municipality
- Ensure adherence to Oman Building Code requirements and municipal development controls.
- Optimize land use, density, circulation planning, and public realm integration.
Commercial & Development Alignment
- Align architectural strategies with development feasibility, leasing requirements, and ROI targets.
- Drive efficiency in GFA optimization, core planning, and tenant adaptability.
- Collaborate with commercial, leasing, and asset management teams to enhance long-term asset performance.
- Support value engineering exercises without compromising design integrity.
Technical & Construction Oversight
- Lead multidisciplinary coordination (structural, MEP, façade, landscape, traffic).
- Review technical submissions and ensure constructability and cost efficiency.
- Conduct site reviews to safeguard design intent during execution.
- Manage risk mitigation across project life cycles.
Leadership & Governance
- Mentor and lead internal design teams and external consultants.
- Establish design governance frameworks and review processes.
- Present to executive leadership, investors, and regulatory bodies.
- Represent the organization in high-level stakeholder engagements.
