Asset Management Performance & Reliability Specialist

Role Purpose

The Operational Excellence Manager is responsible for driving performance, consistency, and reliability across Facilities Management operations .

This role shifts operations from reactive service delivery to structured, measurable, and continuously improving performance , ensuring services are delivered efficiently, predictably, and in alignment with operational priorities.



Role Purpose

The Asset Management Performance & Reliability Specialist is responsible for monitoring, analyzing, and improving the performance and reliability of physical assets across a large-scale, mission-critical facilities environment.

The role focuses on data-driven maintenance, failure reduction, and lifecycle optimization to ensure assets deliver consistent and reliable service.


Key Responsibilities

Asset Performance & Reliability Monitoring

  • Monitor asset performance indicators including availability, downtime, MTBF, and MTTR.
  • Identify trends, recurring failures, and underperforming assets.
  • Support reliability improvement initiatives across electrical and mechanical systems.

CMMS & Data Management

  • Maintain accurate asset data, hierarchies, and performance records within the CMMS.
  • Ensure work order data quality and proper failure coding.
  • Support reporting and analysis using CMMS-generated data.

Maintenance Optimization

  • Support preventive maintenance optimization and task effectiveness reviews.
  • Contribute to reliability-centered maintenance (RCM) and condition-based strategies.
  • Evaluate maintenance outcomes and recommend improvements.

Failure Analysis & Risk Reduction

  • Participate in root cause analysis for major asset failures.
  • Assess operational risks related to asset condition and performance.
  • Propose corrective and preventive actions to reduce recurrence.

Coordination & Reporting

  • Coordinate with operations, maintenance teams, and contractors.
  • Support performance reviews and technical discussions.
  • Prepare reliability and asset performance reports for management.


Required Qualifications

  • Bachelor’s degree in Electrical, Mechanical Engineering , or a related discipline.
  • 5–10 years (mid-level) experience in asset management, maintenance, or reliability engineering.
  • Solid understanding of maintenance strategies and asset performance indicators.
  • Experience working in large facilities, infrastructure, or critical environments .
  • Familiarity with CMMS platforms (e.g. Maximo) is an advantage.
