1. Monitor and verify daily staff attendance and manpower deployment.
2. Record and maintain utility meter readings for electricity, water, and oversee tank cleaning schedules.
3. Supervise and monitor all vertical operations (Housekeeping, Security, Engineering, Horticulture, etc.).
4. Maintain and periodically update the complete asset register.
5. Manage inventory, including stock control, issue, and replenishment.
6. Proactively identify potential issues, risks, or failures and propose preventive and corrective solutions.
7. Conduct and facilitate Monthly Review Meetings (MRM) with the Association/Committee.
8. Ensure adherence to all statutory, legal, and compliance requirements applicable to the society.
9. Maintain updated vendor contact details along with background verification records.
10. Track Vendor AMC renewals and obtain necessary approvals from the Committee.
11. Coordinate and liaise with Government Departments/Officials to ensure timely renewals and statutory compliances (Association, Licenses, Approvals, etc.).
12. Prepare documents, reports, and handouts required for Executive Committee (EC) Meetings and Annual General Meetings (AGMs).
13. Support, coordinate, and oversee all events and functions organized by the Association, ensuring clear delegation of roles and responsibilities.
14. Assign responsibilities to the site team and ensure effective follow-up.
15. Update residents on the status of long-pending complaints and resolutions.
16. Manage the on-site team effectively to ensure smooth day-to-day operations.
17. Handle vendor management, service coordination, and project execution.
18. Ensure cleanliness and proper maintenance of Common Areas, STP, WTP, Garden Areas, as per approved checklists.
19. Ensure all staff adhere to safety norms and use appropriate PPE while performing duties.
20. Groom, train, and motivate staff to maintain professional standards.
21. Prepare and submit Daily Operational Reports to the Association.
22. Support residents during move-in and move-out formalities, as and when required.
23. Be available on call for emergency situations and attend night visits if required; coordinate with night-duty staff to ensure uninterrupted operations.
24. Identify and mitigate potential safety and security risks through regular site inspections and supervision.
