Role Overview
The AGM – Contracts will be responsible for managing all pre-contract and post-contract activities, vendor finalization, budgeting, cost estimation, and cost control, along with claims management and compliance. The role requires strong expertise in contracts management within the real estate / developer environment.
Key Responsibilities
- Draft, review, and negotiate contracts, agreements, and work orders with contractors, consultants, and vendors.
- Prepare budgetary estimates and cost forecasts for projects during planning and execution stages.
- Ensure contracts are aligned with project budgets, cost benchmarks, and timelines.
- Analyze rate comparisons, BOQs, and market trends to provide accurate cost estimation for materials and services.
- Manage tendering processes, including preparation of tender documents, bid evaluation, and finalization.
- Monitor contract execution, variations, claims, and dispute resolution in coordination with the legal team.
- Track and control project costs, highlighting deviations and recommending corrective measures.
- Identify cost-saving opportunities through effective negotiation and vendor management.
- Maintain accurate documentation and ensure compliance with internal policies and external regulations.
- Provide timely MIS reports on contract status, cost impacts, and budget utilization to management.
Qualifications & Experience
- B.E. / B.Tech in Civil Engineering (mandatory).
- MBA / PG Diploma in Contract Management, Quantity Surveying, or related specialization (preferred).
- 12–18 years of experience in contracts and cost management in real estate development.
- Strong knowledge of contract law, FIDIC conditions, statutory compliance, and commercial terms.
- Expertise in cost estimation, budgeting, and BOQ analysis.
- Excellent negotiation, communication, and analytical skills.
