Assistant Manager - Alterations & Inspections (Real Estate)

The Role
Our client is a well-established real estate development company in Abu Dhabi, known for delivering landmark projects and contributing to the emirate’s growth. Responsibilities: • Review and assess online alteration applications submitted through the community portal. • Verify completeness and accuracy of supporting documents (drawings, scope, insurance, licenses, etc.). • Ensure proposed works comply with project design guidelines and approved scope. • Coordinate with the manager on major applications before processing. • Issue alteration approvals with relevant conditions. • Prepare developer NOCs for works requiring authority approvals (e.g., structures, pools). • Provide archived drawings, DCRs, soil reports, and other technical documents to customers. • Manage customer communications related to unit alterations. • Schedule consultations, site visits, and office appointments as needed. • Maintain and update systems and trackers for all alteration processes. • Coordinate with development teams and consultants for required documentation. • Oversee alteration works, liaising with contractors to ensure timely completion. • Conduct site inspections to advise homeowners on proposed works. • Identify and record unauthorized alterations or violations and update records. • Perform inspections for security deposit refund processing.

Requirements
  • A bachelor’s degree in engineering, Arch, civil or mechanical. • 4-6 years of experience in relevant fields like dry utility engineering, building alterations, or fit-out engineering is often sought. • Good Communication Skills. • Good knowledge of engineering software like AutoCAD, experience with relevant building codes and regulations, and familiarity with construction processes. • Problem-solving and Analytical Skills • Knowledge of Building Codes and Regulations in Abu Dhabi
