Assistant Manager - Handover & Defect Liability Management

We are looking to hire an Assistant Manager - Handover & DLP Management who will be responsible for managing the closure of community snags and defects during the Defects Liability Period (DLP) , ensuring timely resolution of outstanding issues across common and public areas in coordination with internal stakeholders and contractors for our semi-government client based in Dubai , which is one of the largest companies in the region.


This position is a contract role with an initial duration of 12 months and is renewable based on performance and business requirements.


The role sits within the Handing Over & DLP Department and reports directly to the Senior Manager.


We are looking for a passionate Assistant Manager - Handover & DLP Management who is experienced in post-handover defect management and community support operations. You should also have strong knowledge of facilities management, community operations, and contractor coordination during DLP phases.


Key responsibilities:

  • Manage closure of outstanding community snags identified by community management teams and ensure timely resolution during the DLP period
  • Oversee and coordinate rectification of defects in common and public areas across residential communities
  • Liaise with stakeholders including community management, FM teams, and contractors to ensure effective defect resolution
  • Conduct site inspections to verify completion of reported issues and ensure compliance with agreed standards
  • Maintain and update defect tracking logs and ensure accurate documentation of all reported and closed items
  • Escalate delays or non-compliance issues to relevant stakeholders to ensure timely resolution
  • Ensure all DLP-related obligations are met prior to handover completion deadlines
  • Support continuous improvement of defect management and community handover processes


Knowledge, skills & experience:

  • Bachelor’s degree in Engineering (B.Sc. Engineering) or similar
  • 7 - 10 years of experience in facilities management, community operations, or post-handover defect/DLP management
  • Strong experience managing community defects, particularly in common areas and infrastructure
  • Excellent stakeholder management skills with exposure to developers, FM providers, and contractors
  • Strong understanding of DLP processes, snagging, and handover procedures
  • UAE Driving License with own vehicle is mandatory
  • Strong communication skills in English; Arabic and Urdu will be an advantage
  • Ability to work in a fast-paced, multi-stakeholder environment
