Assistant Property Manager
Madison Park Financial Corporation ("MPF"), a California corporation, is a real estate developer, investor, operator, and asset manager. MPF was formed in 1985 to create value through the development and management of real estate. The company seeks value-added development opportunities, as well as existing income-producing assets. MPF is responsible for all development activity, in addition to leasing and on-going property management services for its projects.
In addition, MPF manages several investment funds including Madison Park Properties, LLC (“MPP”) formerly Madison Park REIT; Madison Park Gateway, LLC (“MPG”); Madison Park Holdings, LLC (“MPH”) as well as other independently-owned assets. All together, MPF and its related entities own and manage approximately $250 million in assets.
Position
The Assistant Property Manager for Bridgetown Lofts in Portland should be actively involved in all functions that directly impact occupancy and the physical property and support the Property Managers goal of maximizing Rental Income and maintaining the asset for the owners.
PRIMARY RESPOSIBILITIES
● Achieve all sales goals set forth by manager on a consistent basis.
● Review monthly financial statements, be accountable for variances, and be able to articulate performance to plan on variance reports
● Monitor all orders and invoices to ensure that assigned communities are on track with annual and quarterly budgets
● Support the Community Manager for all aspects of financial management of the assigned communities
● Post all payments and monitor on-line payment activity. Manage and collect delinquent rents
●Strive to achieve revenue goals by daily review of leases and guest cards to ensure they are meeting data and lease quality standards.
●Manage tenant correspondence
●Knowledge of current market trends and State and Federal Fair Housing regulations
●Make financial decisions from an owners perspective
LEASING AND MARKETING
●Achieves revenue goals by demonstrating the value in our communities.
●Supports the marketing functions through recording accurate data on prospects and new residents, and by keeping informed of the competition.
●Tours prospects throughout the communities within their property while trying to find them their new home. Follows up with leads to ensure the prospect has found a new home.
●Posts Craigslist Ads and other ILS ads as needed. Monitor quality of ads posted by other staff members.
ADMINISTRATION
●Aids in achieving financial goals by effectively qualifying prospective residents. Updates records as necessary.
●Contribute to the team effort by being aware of and relaying information regarding the communities’ general appearance and conditions that could have an impact on our ability to maintain a quality living environment and lease apartments.
●Ensure completion of checklists, forms, and logs; print resident documents, schedule move-ins and perform follow-up calls.
●Detail oriented. Effectively manages time and prioritizes tasks.
●Report any larger issues to Community Manager. Keep community manager informed on daily operations.
PUBLIC RELATIONS/RESIDENT RETENTION
●Promotes positive, proactive resident relations by working to make the living experience, particularly the first and last impressions, of the highest quality. Provide excellent customer service.
Minimum Qualifications:
-High School Diploma/BA with 1-5 years of experience. -Previous sales and customer service experience.
-Strong sales and customer service skills; public relations; computer literacy; detail oriented and organized; ability to interact effectively with prospects, residents, peers and management.
-Team player that consistently meets and exceeds expectations.
-Ability to use MS Office and Google Apps.
-Ability to travel to various properties as needed.
-Commitment to ongoing career growth and professional development
_Experienced in Microsoft Office suite, especially Microsoft Excel.
-Must have flexible hours that may include weekends.
-Experience in working with YARDI property management software a plus.
