1. Job Purpose
The BIM Modeler (Architectural) is responsible for creating, developing, and maintaining accurate 3D architectural models and 2D drawings using BIM standards. The role includes preparing LOD 500 as-built models and ensuring all COBie data is correctly populated for project handover.
2. Key Duties & ResponsibilitiesA. BIM Modeling (Architectural)
- Develop detailed and accurate 3D BIM models using Autodesk Revit.
- Produce models according to required LOD (100–500).
- Create architectural elements: walls, doors, windows, ceilings, finishes, partitions, etc.
- Prepare 2D sheets (plans, elevations, sections, details) generated from BIM.
B. Coordination
- Coordinate architectural models with MEP, Structural, Interior, and Fit-out trades.
- Participate in coordination meetings and update the model based on consultant/client comments.
- Perform clash detection using Navisworks and issue clash reports.
C. Documentation & Deliverables
- Prepare detailed shop drawings, schedules, and quantity take-offs.
- Ensure that all drawings meet project and client standards.
- Update models based on site changes and red-mark drawings.
D. As-Built Modeling (LOD 500)
- Prepare LOD 500 as-built models based on actual site measurements.
- Ensure all final components match installed conditions.
- Verify material specifications, dimensions, and locations with site teams.
- Deliver the final as-built BIM model for facility management (FM) use.
E. COBie Deliverables
- Populate COBie sheets (Excel/IFC) for all architectural assets.
- Assign metadata to BIM elements:
- Component name
- Location
- Manufacturer
- Serial number
- Warranty
- Installation date
- Ensure compliance with COBie standard tables: Facility, Floor, Space, Zone, Type, Component, System, Attributes.
F. BIM Standards & Quality
- Ensure all models follow the BIM Execution Plan (BEP) and project standards.
- Maintain model organization: worksets, families, shared parameters, naming conventions.
- Manage file versions, linking, and cloud collaboration (BIM 360/ACC).
G. Reporting & Communication
- Provide model progress updates to the BIM Coordinator/Manager.
- Communicate clearly with architects, engineers, and site teams.
- Support BIM audits and contribute to continuous improvement.

C. Architectural Knowledge
- Strong understanding of construction methods and architectural detailing
- Ability to interpret drawings, specifications, and red-mark revisions
- Familiarity with finishing materials, architectural elements, and building codes
4. Qualifications
- Diploma or Degree in Architecture, Engineering, or related field
- Minimum 2–5 years experience as Architectural BIM Modeler
- Experience delivering LOD 500 and COBie projects preferred
- Good communication and teamwork skills
