BMS Engineer

A Building Management System (BMS) Engineer in construction designs, installs, commissions, and programs automated systems (HVAC, lighting, security) to optimize building performance, energy efficiency, and occupant comfort. They bridge mechanical/electrical systems with IT, ensuring compliance with standards, creating control strategies, and troubleshooting, often using protocols like BACnet or Modbus.

Core Responsibilities in Building Construction

• Design & Engineering: Produce detailed design drawings, sequences of operation, point schedules, and bills of material (BOM) for automation systems.
• Installation & Commissioning: Oversee the installation of field devices, sensors, and controllers; configure, test, and commission [BMS hardware and software (e.g., Trend, Tridium/Niagara).
• System Integration: Integrate various sub-systems—HVAC, fire alarm, security, lighting, and power management—into a single, unified, and secure platform.
• Programming & Optimization: Develop custom control logic/programming to enhance energy efficiency, reduce carbon emissions, and optimize operational costs.
• Site Management & Safety: Ensure compliance with health, safety, and industry standards (e.g., ASHRAE) during installation and testing.
• Documentation & Reporting: Prepare site survey reports, functional performance test reports (FAT/SAT), and operation manuals for end-users.

Key Requirements & Skills

• Education: Degree or HNC in Building Services, Electrical Engineering, or Computer Science.
• Technical Knowledge: Proficiency in BMS software, controllers, and communication protocols (BACnet, Modbus, LonWorks).
• Experience: Previous experience in electrical, mechanical, or HVAC control systems within construction projects.
• Skills: Excellent problem-solving, project management, and communication skills to coordinate with contractors and clients.
