Job Title - BMS Operator (Building Management System Operator)

Job Summary

A BMS Operator is responsible for monitoring, operating, and maintaining the Building Management System (BMS) to ensure efficient operation of HVAC, electrical, fire alarm, lighting, plumbing, and other building systems. The role includes troubleshooting alarms, maintaining records, and ensuring smooth facility operations.

Key Responsibilities

• Monitor and operate the Building Management System (BMS) and associated systems.
• Supervise HVAC systems including chillers, AHUs, FCUs, ventilation, and exhaust systems.
• Monitor electrical systems, pumps, generators, UPS, and lighting controls.
• Respond to BMS alarms and perform initial troubleshooting.
• Coordinate with maintenance technicians for corrective actions.
• Maintain daily operational logs and reports.
• Ensure all systems operate within approved parameters.
• Monitor energy consumption and report abnormalities.
• Perform routine inspections of plant rooms and equipment.
• Assist during emergency situations and system shutdowns.
• Ensure compliance with safety and facility procedures.
• Coordinate with contractors and vendors during maintenance activities.
• Support preventive maintenance activities.

Required Qualifications

• Diploma/ITI in Electrical / Mechanical / HVAC Engineering or related field.
• Certification or training in BMS systems preferred.
• Knowledge of HVAC and MEP systems.

Experience

• 2–5 years of experience in BMS operation or facilities maintenance.

Technical Skills

• Understanding of HVAC controls and automation systems.
• Ability to read electrical and control drawings.
• Knowledge of sensors, actuators, valves, and control devices.
• Familiarity with alarm management and troubleshooting.
• Basic computer and reporting skills.

Soft Skills

• Good communication skills.
• Problem-solving ability.
• Attention to detail.
• Ability to work shifts and under pressure.

Candidates with transferable Visa with valid NOC will be preferred.
