BMS Operator (Data Center)

Role Overview

The BMS Operator ensures continuous, safe, and efficient operation of the Building Management System (BMS) and related monitoring platforms in a data center environment. The role focuses on real-time monitoring, alarm management, first-line diagnostics, incident escalation, and accurate logging for all facility systems (power, cooling, security, and environment), working closely with ELV, Electrical, Mechanical/HVAC, and Operations teams to maintain uptime and meet SLAs.


Key Responsibilities

Monitoring & Control

  • Continuously monitor BMS dashboards for HVAC, power, environmental and security subsystems (CRAC/CRAH, chillers, cooling towers, pumps, AHUs, transformers, UPS, generators, PDUs, PDU-R, access control, fire alarm interfaces).
  • Track environmental setpoints (temperature, humidity, differential pressure) and alarm thresholds , ensuring compliance with approved operational envelopes.
  • Execute operator-level controls (start/stop, mode changes) per SOPs and change control approvals.

Alarm Management & First-Line Response

  • Acknowledge, categorize, and triage alarms (critical/major/minor) in real time.
  • Perform first-line diagnostics (check trends, statuses, interlocks, field device health); apply safe temporary measures when authorized.
  • Escalate to the ELV Engineer or on-call discipline owners (Electrical/Mechanical/HVAC/Network) per the escalation matrix and within SLA timeframes.
  • Initiate incident tickets/work orders and ensure accurate timestamps, narrative, and resolution notes.

Data, Trends & Reporting

  • Maintain shift logs , alarm journals, and handover reports (events, actions, pending work orders, risk items).
  • Build and review trend analyses (e.g., coil ΔT, PUE proxies, chiller COP indicators, UPS load %, room temperature stability).
  • Produce daily/weekly/monthly dashboards for the ELV Engineer covering alarms, MTTA/MTTR, nuisance alarms, and recurring fault patterns.
  • Support root-cause analysis (RCA) by exporting data, screenshots, and sequence-of-events (SOE) reports.

SOPs, Change & Compliance

  • Operate strictly under SOPs, MOPs, EOPs and permit-to-work/lockout-tagout (LOTO) protocols.
  • Adhere to Change Management (no setpoint/logic changes without approved CR).
  • Assist with audit readiness (Tier requirements, internal QA, regulatory inspections); keep point lists, graphics, and device inventories current.

System Health & Housekeeping

  • Report and track graphic issues , incorrect point bindings, device comms failures, and stale/nuisance alarms .
  • Coordinate with ELV/controls vendors for patching, backups, seasonal tuning , and graphics/logic enhancements.
  • Verify time synchronization , trend retention, and database backups per policy.

Coordination & Communication

  • Provide clear shift handovers and incident briefings.
  • Liaise with Electrical/Mechanical teams during planned maintenance (PM) to prevent false alarms and keep monitoring accurate.
  • Support facility drills and simulations (power events, fire scenarios, loss-of-cooling).
