ABOUT THE POSITION





Building Maintenance Supervisor
Arlington Plant Operations Department, Riverside, CA
The Riverside University Health System - Arlington Plant Operations Department is currently looking to fill a Building Maintenance Supervisor position in Riverside. Under direction, plans, directs and supervises skilled craftsperson’s in a variety of building trades and operations work; assists in the development and scheduling of a maintenance and repair program for County buildings; performs other related duties as required.

The Building Maintenance Supervisor classification is characterized by the supervision of a variety of skilled trades and building operations personnel. Supervision received is largely administrative in nature. The supervisor will oversee plant operations daily preventive maintenance and repairs throughout the facility, including but not limited to : plumbing, carpentry, painting, hvac, and general repairs ; Plant Operations also coordinates with outside contractors for required testing of the fire alarm systems and all their components. Knowledge of hospital regulatory life safety requirements, i.e. : Joint Commission, Centers for Medicare & Medicaid Services (CMS), and National Fire Protection Agency (NFPA) is needed.

EXAMPLES OF ESSENTIAL DUTIES

  • Receive and review job orders for building maintenance work, establish priorities, estimate the amount of material, and schedule time required to complete work.

  • Assign, supervise, coordinate, and evaluate the work of craftsperson's and other staff engaged in buildings and grounds maintenance and operations work.

  • Discuss priorities and estimates with supervisor; routinely inspect buildings to identify maintenance needs; may prepare drawings, diagrams or schematics; check jobs for progress, proper use of materials and the quality of work.

  • Train and instruct workers; instruct subordinates in safe work practices and procedures and inspect buildings for safety hazards; order materials for projects.

  • Maintain and prepare records of personnel, materials and supplies used.

  • May supervise work of custodial staff; may perform work in one or more building trades as necessary; may act for supervisor in his/her absence.

  • Depending on assignment, may manage a security program for multiple departments within a department/agency.

  • Depending on assignment, may evaluate installed security systems and procedures to ensure maximum staff protection; make reports recommending specific actions to improve security in cost effective and manageable ways.

  • Depending on assignment, may manage the transportation program for a department/agency to ensure best utilization of vehicle assets.

MINIMUM QUALIFICATIONS

OPTION I
Experience: Four years of journey level experience in a variety of skilled building maintenance work. (Experience in maintenance planning which involved estimating, scheduling and/or inspection of construction work may substitute for the required experience on a year-for-year basis.)

OPTION II
Four years in a security regimen. (Experience in any of the following: corporate security program supervision, security consulting, military security responsibilities, or retail security equipment sales may substitute for the required experience on a year-for-year basis.)

ALL OPTIONS
Knowledge of: Tools, materials, methods, and practices used in building operation and maintenance; safety regulations and building codes; building/property security standards, codes and regulations.

Ability to: Assign, schedule and supervise work; estimate amount of materials and time needed to complete jobs; read, explain blueprints, drawings, schematics, and related building plans.

OR

Ability to: Make recommendations to departments regarding existing security systems; coordinate staff emergency response to all alarmed facilities when called by police or alarm company; interface cooperatively with Purchasing for new installations; facilitate and/or coordinate crime/incident reporting and enhancements to existing alarm systems; manage alarm systems at the operations level (i.e., obtaining tracking monitoring arm/disarm reports, testing systems, obtaining, deleting and issuing alarm codes, card reader codes, fob keys, etc.); maintain and prepare records and reports; detect relative maintenance needs; establish and maintain effective working relationships; write and speak English effectively.
