Job Description:

Position: Building Supervisor (Residential Apartments)

Company: Lakhani Builders
Location: Gulshan-e-Maymar Sector Y-4.

Job Summary:
The building supervisor will have overall responsibility for planning, execution, control, and delivery of residential apartment projects. The role includes managing civil works, interior/finishing works, timelines, quality, cost control, and final handover of apartments to clients. The Project Manager will lead site teams, supervisors, contractors, and vendors to ensure projects are delivered as per company standards and commitments.

Key Responsibilities:
- Plan, manage, and execute the project from construction to final apartment handover.
- Oversee all civil, MEP, interior, and finishing works at the site.
- Prepare and control project schedules, milestones, and handover timelines.

- Lead and manage the site team, including supervisors, engineers, and contractors.
- Ensure work is executed as per approved drawings, BOQs, specifications, and SOPs.
- Monitor quality standards and ensure strict compliance at all stages.
- Control project costs, material usage, and wastage.
- Coordinate with procurement for the timely availability of materials.
- Identify risks, delays, and issues; take corrective actions proactively.
- Conduct regular site meetings and progress reviews.
- Ensure site safety, discipline, and cleanliness.
- Coordinate client inspections and manage expectations professionally.
- Ensure timely closure of snags and punch-list items.
- Lead the apartment handover process, including inspections, documentation, and possession readiness.
- Coordinate post-handover rectifications and warranty-related works.
- Provide regular progress, cost, and issue reports to management.

Handover & Client Management:
- Ensure apartments are completed as per promised specifications.
- Lead client walkthroughs and inspections.
- Manage snag lists and ensure closure before possession.
- Coordinate handover schedules with sales, management, and clients.
- Act as the main point of contact for clients during handover stage.

Reporting:
Reports directly to: Directors / Management.

Qualifications & Experience:
- Bachelor’s degree in Civil Engineering (preferred)
- Minimum 6–10 years experience in residential building projects.
- Proven experience managing apartment finishing and handovers.

Skills & Competencies:
- Strong leadership and team management skills.
- Excellent planning and coordination abilities.
- Sound technical knowledge of civil and interior works.
- Client management and communication skills.
- Decision-making and problem-solving capability.
- Cost and time control expertise.

Tools & Requirements:
- Proficiency in MS Excel / basic reporting tools.
- Ability to read and interpret drawings and schedules.
- Comfortable using WhatsApp/email for coordination.
- Personal transport preferred.
