Role Overview
The Associate Director – Commercial will play a senior leadership role within the Project Management Consultancy / Programme Management Office, providing commercial, contractual, and financial oversight across major real estate and construction packages. The role supports the Employer’s interests, ensuring robust cost management, governance, and commercial assurance across a complex, multi-package development programme.
The position requires strong experience in large-scale real estate or mixed-use developments, excellent stakeholder management skills, and the ability to operate at both strategic and delivery levels.
Key Responsibilities:
Commercial & Contract Management

Provide senior commercial leadership across multiple construction and real estate packages

Oversee contract administration under standard forms (FIDIC and bespoke amendments)

Ensure commercial governance, compliance, and best practice are consistently applied
-
Advise senior client stakeholders on contractual obligations, entitlements, and risk exposure
Cost Management & Financial Control
-
Oversee cost planning, budgeting, and financial control across assigned assets or workstreams

Review cost reports, forecasts, and cash flow projections
-
Monitor change control, variations, and compensation events
-
Support programme-level cost assurance and reporting
Procurement & Change Management
-
Support procurement strategies, tender evaluations, and commercial negotiations

Ensure variations and changes are properly instructed, assessed, and approved

Advise on cost and commercial implications of design and scope changes
Claims, Risk & Commercial Assurance
-
Support avoidance and management of claims and disputes
-
Review contractor claims for time and money and provide strategic recommendations

Maintain and manage commercial and contractual risk registers

Provide early warning of potential commercial or contractual issues
Leadership & Stakeholder Engagement

Lead and mentor commercial managers and quantity surveyors within the PMO

Interface with senior client representatives, consultants, and contractors

Coordinate closely with design, planning, project controls, and delivery teams

Contribute to senior leadership meetings and programme-level decision-making
Reporting & Governance

Prepare high-quality commercial reports for executive and client leadership

Support audits, gateway reviews, and internal governance processes

Ensure transparent, auditable commercial records and controls

Contribute to lessons learned and continuous improvement initiatives

Qualifications & Experience

MRICS
(mandatory)

Degree in Quantity Surveying, Commercial Management, Construction Management, or related discipline

Extensive experience on large-scale real estate, mixed-use, or major construction developments

Strong background working within a client-side, PMC, or PMO environment

Proven experience in cost management, procurement, variations, and claims

Experience working in the Middle East preferred
