Position Overview
Responsible for overseeing all commercial aspects of post-contract project execution, including cost control, contract administration, payment applications, subcontractor certifications, variation management, and commercial reporting. Ensures financial integrity and contractual compliance across all projects.
Core Job Functions

Contract Administration: Manage contract obligations, variations, claims, and commercial correspondence.

Cost Monitoring: Track project budgets, forecast expenditures, and identify cost-saving opportunities.

Valuations: Prepare and certify interim and final payment applications for clients and subcontractors.

Claims Management: Lead negotiation and resolution of claims, ensuring timely and commercially sound outcomes.

Final Account Preparation: Reconcile and close out project accounts with clients and subcontractors.

Reporting: Deliver accurate commercial reports, cost-to-complete forecasts, and financial dashboards.

Collaboration: Interface with project teams, procurement, finance, and legal to ensure commercial alignment.
Selection Requirements

Appointment at the discretion of Senior Management.

Degree in Quantity Surveying, Construction Economics, or related MEP field.

Minimum
5 years of commercial management experience in the construction sector preferably with strong MEP project exposure

Duties & Responsibilities:
Commercial Oversight

Lead all commercial activities in accordance with company policy.

Ensure timely submission of payment applications and compliance with contract terms.

Maintain variation logs, cost reports, and commercial registers.
-
Provide guidance on resolving commercial discrepancies and disputes.
-
Implement commercial controls and assurance procedures.
Human Resource Interface

Support commercial team performance, motivation, and discipline.

Ensure compliance with labor cost controls and commercial HR policies.

Participate in safety and performance reviews with site teams.

Promote commercial awareness and training across project teams.
Contract Optimization

Identify and implement cost-effective procurement and subcontracting strategies.

Monitor contract execution for commercial efficiency and risk mitigation.

Coordinate with document control and QAQC to validate commercial documentation.

Liaise with clients on commercial matters and ensure contractual compliance.

Support project teams with commercial input on technical submissions and approvals.
Stakeholder Management

Manage subcontractor commercial performance and enforce contractual obligations.

Ensure supplier and subcontractor scopes are commercially aligned and monitored.

Attend subcontractor meetings and issue commercial instructions.

Protect company interests through upstream and downstream contract management.
Programme & Cost Control

Translate project schedules into commercial resource plans.

Align procurement and cost control with programme milestones.

Track progress against commercial targets and report deviations.

Maintain procurement schedules, variation assessments, and cost forecasts.

Ensure commercial documentation supports timely client invoicing and claims.
Procurement & Material Management

Validate material orders against contract scope and budget.
-
Plan material storage and logistics with cost efficiency.
-
Monitor material deliveries and reconcile against commercial records.
-
Educate site teams on material cost control and usage discipline.
Site Commercial Administration

Control material wastage and labor cost efficiency.

Schedule subcontractor activities with commercial oversight.
-
Coordinate commercial aspects of site operations with main contractor.

Manage weekly commercial reviews and cost planning.
