Commercial Property Manager

  • ExcellenceOur culture is collaborative, fast-paced, growth-oriented, and built around empowering strong leaders who want to make a meaningful impact.About the Role:As a Senior Commercial Property Manager, you will oversee a portfolio of commercial properties throughout Maui and potentially neighbor island assets. You will serve as the primary liaison between owners, tenants, vendors, and internal departments while ensuring operational excellence, financial performance, tenant satisfaction, and asset preservation.This is a senior-level opportunity for someone who thrives in leadership, problem-solving, project coordination, budgeting, tenant relations, and operational management.Key Responsibilities:• Oversee day-to-day operations of assigned commercial properties
  • Build and maintain strong relationships with tenants, owners, vendors, contractors, and internal teams
  • Prepare and manage annual budgets, reconciliations, and monthly financial reporting
  • Coordinate accounts payable, accounts receivable, CAM reconciliations, and vendor management
  • Conduct regular property inspections and ensure properties are maintained to Class A operational standards where applicable
  • Coordinate maintenance, capital projects, vendor bidding, and repair oversight
  • Ensure compliance with lease obligations, contracts, insurance requirements, and legal regulations
  • Assist with emergency response coordination and risk mitigation procedures
  • Support onboarding and transitions of new commercial properties
  • Work collaboratively with accounting, maintenance, janitorial, and construction divisions
  • Mentor junior staff and contribute to a positive, solutions-focused work environmentWhat We’re Looking For:• Strong leadership skills with the ability to manage multiple priorities and projects

  • Bachelor’s degree in Business, Real Estate, Property Management, or related field preferred
  • 3+ years of commercial property management experience preferred
  • Experience with budgeting, CAM reconciliations, lease administration, and vendor coordination preferred
  • Hawaii Real Estate License preferred or willingness to obtain
  • Strong understanding of commercial property operations and compliance requirements
  • Valid driver’s license and reliable transportation required
  • Ability to be on-call as operational needs ariseSchedule & Work Environment:• Full-time Monday–Friday position
  • Occasional evenings, weekends, emergency response, or on-call availability as needed
  • Hybrid work environment with office, field inspections, meetings, and optional remote flexibility
  • Physical activity may include walking properties, climbing stairs, and light lifting during inspectionsCompensation & Benefits:• Salary: $75,000–$95,000 DOE
