About the Role:

As a Community Association Manager, you’ll oversee the daily operations of multiple homeowners and condominium associations. From maintaining community standards to facilitating board meetings and managing vendors, you’ll serve as a trusted advisor to Board Members, residents, and service providers while ensuring compliance with Hawaii state laws and governing documents.

Key Responsibilities:

· Manage day-to-day operations for a portfolio of associations in accordance with contracts, bylaws, and industry best practices

· Serve as the primary liaison between Boards, homeowners, and vendors

· Prepare agendas, management reports, and attend Board meetings (some evenings required)

· Support Boards in developing and managing annual budgets

· Coordinate vendor procurement, oversee project timelines, and manage contracts

· Monitor collections and enforce delinquency protocols

· Conduct site inspections and ensure timely resolution of maintenance and compliance issues

· Maintain accurate records, insurance documentation, and association files

· Ensure all properties meet legal and regulatory requirements under Hawaii law

· Support the continued success of Kokua Realty’s association management division through teamwork, professionalism, and service

Qualifications:

· High school diploma or equivalent required; college degree preferred

· 3+ years of experience in community association or property management (required)

· Knowledge of association governance, real estate operations, and Hawaii laws

· Valid driver’s license and reliable transportation

· Ability to work occasional evenings or weekends as needed

Schedule & Work Environment:

· Full-time: Monday–Friday, with occasional evenings, weekends, or on-call hours

· Must be based in Hawaii and available to start immediately

· In-person work across multiple property locations, with a mix of office, fieldwork, and optional remote flexibility

· Physical activity may be required (e.g., property inspections, walking stairs, lifting light weights)

Compensation & Benefits:

· Salary: $85,000 +DOE
