Community Office - Community Manager

Affordable Community Manager

Position Summary:
The Affordable Community Manager is responsible for overseeing the daily operations of an affordable housing property, ensuring compliance with all federal, state, and local regulations while delivering excellent resident services. This role requires strong knowledge of affordable housing programs (such as LIHTC, HUD, or Section 8), attention to detail, and the ability to manage staff, budgets, and property performance.

Key Responsibilities:
  • Manage day-to-day operations of the community, including leasing, maintenance, and resident relations
  • Ensure full compliance with affordable housing regulations (LIHTC, HUD, Section 8, etc.)
  • Process certifications, recertifications, and maintain accurate resident files
  • Prepare for and respond to audits and inspections
  • Supervise on-site staff, including leasing and maintenance team members
  • Monitor property budget, control expenses, and maximize occupancy
  • Handle resident concerns and enforce lease agreements and community policies
  • Coordinate with regional management and ownership on property performance
  • Maintain strong relationships with vendors and contractors
  • Ensure the property is well-maintained and meets safety and appearance standards
Qualifications:
  • 3+ years of property management experience, preferably in affordable housing
  • Strong knowledge of LIHTC, HUD, and/or Section 8 programs
  • Experience with certifications and compliance requirements
  • COS, TCS, or other affordable housing certifications preferred
  • Excellent organizational, communication, and leadership skills
  • Proficiency in property management software (e.g., Yardi, AppFolio, OneSite)
  • Ability to manage multiple priorities and meet deadlines
