Construction Coordinator

The Construction Coordinator is responsible for the permit process and the administration of the starts process. In addition, the Construction Coordinator is to provide administrative and clerical support to the Director of Construction to assist in meeting objectives; supporting the production staff in general, and completing assigned tasks as needed. This position will also coordinate with Purchasing Department to make sure Superintendents get what they need promptly. It is imperative that the Construction Coordinator maintain a mindset of continual improvement and work diligently to foster a culture of continual improvement within the team, department, and the company.

What You Will Do

  • Responsible for the permitting process in its entirety, including updating lot-specific redline plans or master plans as requested; preparing and submitting timely check requests for permits, water taps, and impact fees; and delivering building permit applications.
  • Under the supervision of a manager, is responsible for the administrative portion of the entire start-up process, including coordinating with purchasing and ensuring starts go out on time, in accordance with the Plan and current projections.
  • Attends weekly production and starts meetings, coming prepared to discuss the status of each upcoming start.
  • Records newly recorded or purchased lots and building permit information into JDE, and uploads all building permits and C of O’s to the Scheduling software.
  • Requests, staking, and surveys from civil engineers for all lots based on the construction trench schedule.
  • Coordinates with the Purchasing Team and our outside consultants (architect, engineering, soils, etc.) for a timely and complete building plan package submission.
  • Partners with the purchasing team to ensure that house budgets are complete with selected options and proper documentation before starting a home.
  • Serves as the designated division contact for permits, Certificates of Occupancy, or anything else needed from each Municipality.
  • Acts as the main contact for trade partner construction and purchase order issues
  • Maintains Architectural Review Committee (ARC) and Homeowner Association (HOA) approvals for new home construction.
  • Coordinates the SWPPPS book, manages inspections, etc., as needed by the Director of Construction.
  • Coordinates the Safety program as directed by the Director of Construction, including ordering supplies or materials, setting up community binders, ensuring that all sites have and maintain their safety binders, etc.
  • Supports the construction team in coordinating time-frame requirements, updating, and ensuring the current status of all homes in process in the scheduling software.
  • Maintains all forms for Superintendents to include, but not limited to, all Superintendent Resources, Construction POC chart, and Trade Distribution list.
  • Sorts, distributes, and collects all invoices that require signature and approval from the field, as necessary.
  • Supports the Purchasing Agent to ensure vendor compliance.
  • Completes other administrative tasks as assigned by the Director of Construction.
  • Presents self professionally while maintaining an insightful, enthusiastic, team-focused environment.
  • Maintains positive communication channels to help the flow of information from department to department.
  • Participates in training when needed. This includes learning product knowledge, procedural proficiencies, and computer software.
  • Adheres to departmental operating guidelines and View Homes’ Employee Manual.

Qualifications

  • High School Diploma or GED or equivalent. Required
  • Minimum two years hands-on experience in these or related functions, preferably in residential new home construction. Required
  • Working knowledge in Acrobat Adobe, JDE, BuildPro and Job Tread. Preferred
  • Able to manipulate and be proficient with PCs, and Windows applications; Microsoft Word, Excel, PowerPoint, etc., associated with contemporary computers
