Construction Estimator (Commercial General Contractor)

We are looking to add a seasoned Project Manager to our team, located in our company headquarters. The individual should have a minimum of 8-10 years of experience working for general contractors in private commercial construction, with 5+ years spent in Estimating/Preconstruction roles budgeting and bidding tenant improvement and ground up projects across a range of market sectors that align with the type of work we do for our clients. Someone who has seen and worked on lot of different projects, but brings a builder mentality and desire to continue to learn and grow with a dynamic group of professional colleagues.

About the Role

At Pacific Construction, the Estimator works closely with the Leadership team, Business Development and Project Management in the preconstruction process to deliver budgets and bids for a wide variety of project types, including tenant improvements, adaptive reuse, site work and ground-up buildings. The Estimator will be expected to consistently develop competitive proposals and be part of a team that serves the needs of clients and helps to us to land profitable projects.

The ideal candidate is proactive, organized, detail-oriented, and brings experience working on similar types of projects. They are comfortable managing competing priorities; communicating with subcontractors and vendors on the phone, in person and via email; and taking the lead in the budget or bid process to ensure that all client deliverables are met.

Primary Responsibilities

• Lead estimating; adhering to, improving, enforcing, and teaching processes and procedures
• Coordinate and manage the pre-construction process and collaborate with all involved parties
• Development of relationships with sub-contractors
• Be part of the client relationship team
• Review and comprehension of project drawings/plans and specifications
• Scope development and clarification, including writing clarifications, qualifications, and exclusions
• Schedule and lead pre-construction job walks
• Utilization of pre-construction software/tools to create and develop invitations to bid, perform takeoffs, and prepare final budgets/bids
• Submission, coordination, distribution, and organization of pre-construction RFIs
• Collection, qualification, and organization of bids
• Detailed bid leveling and budget development
• Preliminary schedule development
• Collaborate with business development and marketing team to incorporate any collateral documentation in the bid/proposal package, as per client request
• Proposal development and finalization
• Coordinate permit process, as per client requests
• Participate in client/project interviews and meetings
• Distribute and explain scope, budget, client details, etc. to project management team at project start-up meetings
• Assist project management team with questions regarding client, bidders, scope, budget, schedule, etc.
• Additional job-related duties as requested by management

Requirements

A combination of experience and education that provides the required knowledge, skills, and abilities to successfully perform the required duties outlined above and the Professional Skills and Personal Attributes listed below.

Professional Skills/Experience

• Minimum of 8-10 years of experience working for a general contractor, subcontractor, engineering firm, or construction-related business with 5+ years in Estimating/Preconstruction roles. At least 5 years of experience working for a general contractor is important.
• Have a positive reputation in the industry with clients, architects, as well as business and trade partners.
• Majority of experience should be with private commercial construction projects, involving both non-union and union trades.
• Experience with both conceptual estimating as well as bidding from complete plans and specifications
• Proficiency in Microsoft Office Suite, especially Excel, Word and Project. Strong proficiency in Excel, with the ability to use advanced functions, is important.
• Ability to read and understand construction drawings and specifications, perform takeoffs and write project scopes
• Experience writing detailed invitations to bid instructions
• Experience writing and submitting detailed RFIs
• Experience communicating with trade partners to address questions regarding scope
• Strong understanding of historical cost data and experience maintaining up-to-date cost data for common scopes
• Ability to effectively mentor colleagues, and also accept direction
• Effective time management skills, including ability to prioritize and meet deadlines, while working on multiple projects
• Familiar with construction schedules and able to accurately put together project durations and basic project schedules

Education

Bachelor’s or associate’s degree (in construction related field) preferred. High school diploma or GED equivalent and/or technical school required.
