Job Description: Construction Manager (High-Rise)
Location: Dubai, UAE
Sector: Main Contractor – High-Rise Division
Reporting to: Project Manager / Project Director
Role Objective
To lead, manage, and oversee all physical construction activities on-site. The Construction Manager ensures that the high-rise structure, facade, and MEP systems are delivered safely, on time, and according to the approved budget and quality standards. You will manage a large team of engineers, foremen, and sub-contractors to maintain the "critical path" of the project.
Key Responsibilities
- Production Management: Own the "Cycle Time." Ensure the structural team achieves the target floor-to-floor cycle (e.g., 4–6 days per floor) through optimized formwork and labor management.
- Resource Allocation: Direct the deployment of plant and machinery, specifically managing the Tower Crane strategy and Passenger Hoist logic to avoid vertical transportation bottlenecks.
- Sub-contractor Leadership: Lead weekly site progress meetings with all trade partners (Facade, MEP, Internal Fit-out) to ensure clear communication and accountability.
- Safety Leadership: Take ultimate responsibility for site safety. Implement "Zero Harm" policies, specifically focusing on edge protection, falling object prevention, and crane safety in high-wind conditions.
- Quality Oversight: Ensure the site team and sub-contractors adhere to the Project Quality Plan. Conduct regular site walks to identify and rectify potential defects before they are covered up.
- Problem Solving: Act as the final point of escalation for site-level technical or logistical conflicts.
- Schedule Control: Monitor the Master Construction Programme. If the project slips, you must develop and implement "Acceleration Plans" or "Recovery Schedules."
- Authority Liaison: Coordinate with Dubai Municipality, Civil Defense, and other authorities during critical site inspections and pour approvals.
Required Qualifications & Experience
- Education: Bachelor’s Degree in Civil Engineering or Construction Management.
- Experience:
- 12–15+ years in the construction industry.
- Must have a proven track record as a CM on at least two completed High-Rise towers (G+40 minimum).
- Deep understanding of high-rise construction technologies (e.g., Self-Climbing Formwork, Wind Shields, High-Pressure Concrete Pumping).
- Technical Skills:
- Strong grasp of Primavera P6/MS Project to track progress.
- Expertise in FIDIC conditions of contract from a site execution perspective.
- Leadership: Experience managing a multi-cultural workforce of 1,000+ workers and 20+ sub-contractors.
Core Competencies
- Command Presence: The ability to lead large teams and maintain discipline on a high-pressure site.
- Strategic Logistics: Expertise in vertical logistics—knowing exactly when to jump a crane or dismantle a hoist to allow facade completion.
- Crisis Management: Calmness and decisiveness when dealing with site emergencies or major technical failures.
- Commercial Awareness: Understanding how site delays impact the bottom line and liquidated damages (LDs).
