Construction Manager – High Rise Building (Dubai)

Position Overview:
The Construction Manager is responsible for leading and managing all construction activities of high-rise building projects from site mobilization to final handover. This role involves strategic planning, execution supervision, stakeholder coordination, and ensuring delivery within time, budget, and quality standards as per UAE regulations and client expectations.

Key Responsibilities:

1. Project Mobilization & Planning

  • Develop overall construction strategy, execution plans, and resource allocation.
  • Review contract documents, IFC drawings, specifications, BOQ, and project schedule.
  • Plan sequencing of works for enabling, excavation, foundation, structure, façade, MEP, and finishing.

2. Site Management & Execution Control

  • Lead and supervise site construction activities for structural, architectural, and MEP works.
  • Ensure works are executed in compliance with approved drawings, method statements, and Dubai Municipality standards.
  • Coordinate with Project Engineers, Site Supervisors, Subcontractors, and Foremen.

3. Subcontractor & Supplier Coordination

  • Evaluate and manage subcontractor performance and ensure contractual obligations are met.
  • Monitor material delivery schedules and resolve procurement-related delays.

4. Quality & Safety Enforcement

  • Implement QA/QC procedures and ensure approval of RFIs, MIRs, and inspections.
  • Enforce strict safety standards with HSE team in line with DM, DCD, and local authority regulations.
  • Conduct regular safety walks and technical audits.

5. Progress Monitoring & Reporting

  • Track daily/weekly progress and align site works with the master programme.
  • Identify risks, delays, and bottlenecks, and implement recovery plans.
  • Prepare and present progress reports to Project Director and Client Representatives.

6. Stakeholder & Authority Liaison

  • Attend progress and technical meetings with Consultants, Client, and Authorities (DM, DCD, DEWA, Etisalat, RTA, etc.).
  • Secure necessary approvals, NOCs, and inspections from government entities.

7. Testing, Commissioning & Handover

  • Oversee snagging, de-snagging, system testing, and final inspections.
  • Ensure completion of as-built documentation, O&M manuals, and handover certificates.
  • Lead final handover to Client/Facility Management Team.

Qualifications & Skills:

  • Bachelor’s Degree in Civil Engineering or Construction Management (Master’s preferred).
  • 8–15 years of UAE experience, with at least 5+ years in high-rise building construction from foundation to handover.
  • Strong knowledge of Dubai Municipality, DCD, DEWA, and local authority regulations.
  • Proficiency in Primavera / MS Project, MS Office, and construction management software.
  • Excellent leadership, communication, and problem-solving skills.
