Intelica CRE™ is seeking a full-time Construction Project Manager to join our growing team. Intelica is a St. Louis-based, nationally operating company specializing in commercial real estate services including tenant representation, property leasing and sales, property management, occupier services, capital markets, development services and research. RESPONSIBILITIES
- Collaborate with engineers, architects, brokers, and asset managers to determine the specifications of the project
- Negotiate contracts with external vendors
- Obtain permits and licenses from appropriate authorities
- Determine needed resources (manpower, equipment and materials) from start to finish with attention to budgetary limitations
- Plan all construction operations and schedule intermediate phases to ensure timelines will be met
- Acquire equipment and materials as needed
- Support facility planning, design, construction and relocation of tenants
- Select contractors and coordinate timeline
- Supervise the work of laborers, mechanics, etc. and give them guidance when needed
- Evaluate progress and prepare detailed tracking reports at weekly meetings for tasks and budgets
- Ensure adherence to all health and safety standards and report issues
- Effectively communicate and present information as well as facilitate resolutions when necessary
- Manage contractor’s bids/service agreements and change orders through to timely invoicing and follow up with any variations (invoices/AIA forms/lien waivers)
- Attend final walk-through/punch-list meetings make sure that substantially completion is met and that we turn the space over with little or no punch list
- Effectively communicate and present information as well as facilitate resolutions when necessary to all parties involved by being creative and thinking outside the box
- Prepare and review closeout documents for the client and the property owner to submit for tenant improvement allowance
- Work with property owner and property manager to make sure that the property is turned over and ready for construction as well as note any issues before construction starts that the property owner should be responsible for
QUALIFICATIONS
- 3+ years of experience as Construction Project Manager or comparable Construction Management role
- In-depth understanding of construction procedures, materials and project management principles; including comprehending and analyzing architectural and constructions drawings and specifications
- Familiarity with quality, health, and safety standards
- Excellent computer skills with knowledge of Microsoft Office products
- Familiarity with construction/project management software
- Outstanding communication and negotiation skills
- Excellent organizational and time-management skills
- Ability to multi-task by planning, organizing, and coordinating multiple ongoing projects
- Knowledge of permitting processes in multiple municipalities
- Strategic mind-frame that approaches opportunities and challenges in a proactive way
- A team player with leadership abilities
- Bachelor’s degree in architecture, Construction Management, Engineering or related field
- A continuous learning mindset through mentoring and education and applying technology to your advantage
- CAD knowledge is a plus
- St. Louis-based role, up to 30% travel, in-office requirement
