Construction Project Manager

Construction Project Manager is needed to perform the following duties:

● Submittals Management

o Preparation of material Submittals including specifications, product data sheet etc.;

o Tracking the approval of the submittals and documenting of details on Submittal Log.

● RFI (Request for Information) Drafting

o Drafting of RFIs to the client to understand the requirement of the specific task not clarified in the contract.

o Tracking the RFI responses, documentation of RFIs on RFI log.

o Communicating the RFI response to responsible stakeholders

● Change Order Management

o Obtaining the change order from client for additional scope of work, other than what is specified in the contract.

o Preparation of proposals for additional work and negotiation of proposal with the client

● Construction Safety Management

o Enforcing of the safety rules and standards of OSHA and NYC Department of Buildings to ensure the safety of the workers and build a safe and healthy working environment.

o Educating the workers on safety of the tasks to be performed by providing Job Hazard Analysis and Tool Box Tasks.

● Preparation of Project Schedule & monthly update

o Preparation of Project Schedule according to the scope of work and work breakdown of the project.

o Updating of the baseline project schedule on monthly basis to determine the job progress and analyze the health of the project and cost expenditure.

● Resource Management

o Obtaining material quotes from vendor, negotiating and creating of Purchase Orders.

o Tracking the utilization of the materials purchased and analysis of the amount of wastage and implementing measures to reduce wastage

● Quantity Takeoff and Estimation

o Quantity takeoff of various materials using software such as Active Takeoff and Bluebeam Revu.

o Preparation of Estimates based on the quantity takeoff and including the calculation of labor and equipment required for the task

● Preparation of Shop Drawings

o Drafting of shop drawings on AutoCAD based on the contract drawings to present the means and methods of task execution.

Bachelor's degree is required in Civil Engineering or Construction Management or Architecture.

Job Type: Full-time

Base Pay: $87,500.00 - $95,000.00 per year
