Base pay in range will be determined by applicant’s skills and experience. Role is also eligible for team based bonus opportunities. Temporary associates are not benefits eligible but may participate in the company’s 401(k) program.

Responsibilities

Processes and oversees the financial and quality assurance aspects of Capital Asset major projects ensuring compliance with company policies, legal requirements, and industry standards. This role also includes tracking and monitoring Loan Closing and Refinancing lender required asset repairs, working and resolving Capital Asset invoices in exception, and assisting Risk Management with processing invoices related to property loss claims.
  • Reviews all Capital Asset major project requests and audits project request documentation to meet company document and bid requirements. Maintains comprehensive records and secures necessary approvals.
  • Receives requests, obtains estimates, updates records, initiates paperwork and follows up on request for approval of work not previously covered in the contract.
  • Reviews and approves all major project related draw/invoice requests ensuring company required documentation is provided per draw request and does not exceed budget of the project contracts.
  • Tracks and reports any pending documentation needs on major project requests and invoice draws to identify delays, and what is required to move the project forward. Ensures timely and accurate documentation of approvals and modifications.
  • Receives lender required asset repairs as it relates to Loan Closings or Refinancing agreements signed with Treasury Team. Obtains required Property Condition Reports or Loan Closing exhibits listing deferred maintenance items required.
  • Prepares, monitors, and tracks asset repair requirement reports, coordinates with Asset Regional Teams for repair completion dates and costs.
  • Collects and verifies proof of repair completion to ensure lender required documentation is met. Coordinates with Treasury Team to communicate completion of repair or submits extension to loan request if needed.
  • Monitors, reviews, and resolves Capital Asset invoices that fail system-designed exception tolerances, monitoring pending receipts and ensuring all discrepancies are resolved in accordance with company policies and procedures for timely invoice payments.
  • Partners with Accounts Payable and Procurement in the monitoring focus on large National Vendor accounts in order to mitigate risk of service delays and ensure controllable levels of accounts receivables.
  • Partners with Risk Management to monitor property loss event projects requiring PO not funded through Risk, reconciling records of estimate and invoice documents, creating purchase requests on Asset Team behalf and provides vendor reporting on aging invoice status’.
  • Reviews, and submits processing requests for Risk Management Property Loss invoices showing fully approved. Edits records in system with updated notes or status.

Qualifications

Education and Experience
Minimum of Bachelor’s Degree in construction, architecture and engineering, including one to three years of experience. Experience with Microsoft Office, with an emphasis on Excel required.
