JOB SUMMARY:
The Director of Maintenance ensures the Center is in exceptional condition and is responsible for general and preventive building maintenance including plumbing, electrical and general equipment repairs.
ESSENTIAL FUNCTIONS:
1. Implement written policies and procedures that reflect the goals and objectives of the department’s services while maintaining compliance with State, Federal, and Company guidelines.
2. Plan and maintain a routine preventive maintenance program for all physical plant and equipment.
3. Perform technical maintenance and repairs required to maintain major building and equipment items in good working condition
4. Monitor building and equipment renovations, remodeling or replacement projects completed by outside contractors.
5. Assist with recruitment, hiring, training, orientation, and onboarding for department staff.
6. Supervise maintenance department staff.
7. Maintain positive relationships with center staff and 3rd party vendors/contractors.
8. Manage budget for department staffing, supplies & equipment.
9. Oversee upkeep of grounds and maintain equipment.
10. Complete maintenance of all medical equipment, including evening/weekend schedules and repairs as required.
11. Perform testing and load capacity of emergency generator.
12. Maintain proper inventory of center’s supplies and equipment.
13. Inspect center on a regular basis to ensure that the grounds, center and equipment are maintained in accordance with established policies/procedures and that all hazardous areas and unsafe work conditions are identified and corrected.
14. Follow and implement all safety guidelines and regulations including serving as the primary liaison and manager of the Center’s Emergency Operation Plan.
15. Conduct safety training for specialized or hazardous operations and perform required emergency drills.
16. Maintain the center in accordance with the current Life Safety Code.
17. Maintain proper Lock Out-Tag Out Procedures.
18. Ensure maintenance staff use safe work practices.
19. Serve as Co-Chairman of the center’s safety committee.
20. Maintain all personal protective equipment and property used by maintenance staff.
21. Deal tactfully and respectfully with staff, residents, visitors, and the general public.
22. Stay updated with any required and or requested training and certifications.
23. Prepare center and maintenance staff for inspections and surveys.
24. Perform other duties as assigned.
QUALIFICATIONS:
1. High School Diploma or equivalent.
2. Ability to understand and use the Center’s web-based building maintenance platform – TELS.
3. Ability to understand the center’s Wandering Resident security system.
4. Knowledge of Regulated Medical Waste procedures.
5. Technical knowledge and mechanical ability to maintain, repair and rebuild mechanical and electrical equipment including: HVAC, plumbing, mechanical systems, and medical equipment
6. Knowledge and understanding of building codes and safety regulations including OSHA.
7. Ability to use maintenance and ground equipment which may require difficult physical activity at times.
8. Excellent communication skills and ability to handle confidential information with great sensitivity.
PHYSICAL REQUIREMENTS:
1. Ability to walk, stand or sit for extended periods of time.
2. Ability to kneel, crawl, reach, and grasp including climbing a ladder.
3. Ability to be on call to come to center, work alternative hours including nights, weekends, and overtime when needed
4. Ability to pull, push and lift up to 100 lbs.
5. Ability to work in adverse weather conditions as required, hot, wet, cold etc.
6. Ability to work in confined spaces
