Director of Project Management
Majid Al Futtaim is seeking an experienced and dynamic Director of Project Management to lead the delivery of large-scale residential, non-residential, infrastructure, and landscape development projects.
This leadership role will oversee the full project lifecycle — from planning and procurement through execution, handover, and post-delivery customer experience. The successful candidate will play a key role in ensuring projects are delivered on time, within budget, and to the highest standards of quality, safety, and sustainability.
PURPOSE OF THE JOB
• The Director of Project Management reports to the Chief Development Officer and works in close partnership with the Director of Development. The Director of Project Management is responsible for the delivery of all residential, non-residential buildings and infrastructure (civil and landscape) works for the development.
• The role requires development of short and long term planning for delivery of the project business plan. Monthly forecasting and monitoring of progress of works (cost time and quality) to handover is required to ensure cash and revenue projections are achieved.
• Bring together, direct and manage all PM staff, contractors and consultants with clear briefing and management for all works, demonstrating a strong presence on site as a “hands on” leader.
• Control time, cost, quality and health and safety via clear direction and management tools (dashboards, programs, budgets, meetings) to ensure design intent is delivered, resulting in a positive customer experience combined with efficiency of operations.
• Prioritise response to any direct requests or instructions given by Senior Shareholder representatives and ensure full resolution agreed with the Shareholder expeditiously, at all times in liaison with and sign off by the DM team of such process.
• Develop Best Practice methodology in benchmarking and value engineering to ensure cost efficiency without jeopardizing initial development concepts/customer expectations at time of pre-sales.
• Review existing operations & administrative systems & streamline as required to optimize resource efficiency.
• Prepare clear & concise RFP’s consistent with budgets for consultant & contractor selection process as necessary & in liaison with DM team.
• Lead & report on WOW initiatives as relate to PM operations and Capex across development projects.
• Working closely with the customer experience/FM teams and managing the aftercare team is essential to ensure a positive customer experience continues post-handover.
• Develop safety, sustainability & innovation strategies and targets for each business plan year.
• Report regularly, and with clarity and transparently at all times.
• Manage internal audits to ensure that company procedures and policies are being followed and adhered to.
PRIMARY DUTIES & RESPONSIBILITIES
Key Tasks
• Manage delivery of all residential, non-residential built form and infrastructure works.
• Use, and develop where necessary, key processes and procedures to ensure monitoring and management of time, cost and quality for all projects.
• Work in close cooperation with the Director of Development on design of all works and ensure the delivery of design intent is achieved.
• Develop and manage budget for all costs to ensure KPI’s are achieved.
• Work with CDO, development and finance teams to develop business plan strategy.
• Forecast and manage handover of all works to ensure Business Plan cash flow and revenue projections are achieved on, or ahead of target.
• Procure all services with clear and concise briefing, pre-qualification, negotiation and appointment in line with company policies and procedures.
• Focus on cash management of works to ensure the most efficient use of company-wide CAPEX.
• Ensure strategy of handover of works to FM is comprehensive and well planned starting at the concept design stage, to ensure seamless handover resulting in a positive customer experience.
• Ensure supportive relationship with Customer Experience Team to enhance the customer experience at all touch points relative to the PM function.
• HSE compliance to be in line with best practice to maintain/improve track record.
• Risk management framework regularly updated and managed to avoid negative impacts and ensure efficient, financially and corporate compliance via transparent, sustainable and safe operations at all time.
• Ensure approvals/licenses and other obligations are procured and adhered to for all works.
• Develop a meeting framework to ensure clear briefing, direction and follow up of the PM team, contractors, consultants and liaison with other in house staff to meet agreed KPIs.
• Provide clear, concise and transparent reporting and communication to senior management on a monthly basis, including weekly meeting and updates to CDO.
• Ensure sustainability initiatives are developed and targets adhered to for the project.
• Foster innovation within the team to achieve companywide innovation targets.
• Develop and foster strong relationships with key government authorities, contractors and consultants to ensure smooth management and delivery of projects.
• Foster motivation and develop a collaborative team environment where the Development Management & Project Management teams work seamlessly.
PERSON SPECIFICATION
Education & Experience
• BSc in Project Management, Engineering, or related discipline.
• 15+ years of Middle East work experience in the development field, with the majority of experience being client-side.

• Deep knowledge of built form and infrastructure within large scale/multiple project environments.
• Strong understanding of development processes and procedures.

• Proficient in software applications such as AutoCAD, MS Project, MS Office, BIM, and related systems.
