Job Title: Engineering Supervisor
CBREGlobal Workplace Solutions, leading global provider of integrated facilitiesand corporate real estate management, are recruiting a Engineering Supervisorto join the team located in Reading .
Toeffectively manage the day-to-day hard services operations at our client sitein Reading, providing leadership and management, ensuring the highest standardsof customer service and operational performance.
Role Summary:
Positively respond toboth our internal and external customers through effective communication andpersonal accessibility. Understand and deliver customer needs while buildingeffective relationships.
Be an ambassador of theCBRE values and behaviours. Ensure a professional image of CBRE is presented toclients and visitors, and ensure excellence in customer service is deliveredand promoted at all times.
Ensure compliance withall Company policies and procedures, as well as client site policies,procedures and working arrangements, as required.
Provide excellentcustomer service, by managing client expectations and ensuring information iscommunicated between the team and customers.
Provide leadership toensure that all contractual and statutory activities are carried out in linewith requirements.
Manage the M&E andFabric supply chain, ensuring compliance with contractual commitments, QHSEprocesses and site operating procedures.
Obtain supplierquotations, gain client approval and instruct suppliers to commence works. Dothis whilst understanding and following the approved and preferred supplierprocedure.
Maintain the onsiteSubcontractor tracker, which details all Planned Maintenance visits for theyear. Ensure that these are booked in and completed by their due date and anyremedial actions are quoted to the client and completed.
Maintain the onsiteRisk Register, highlighting to the client any risks to the building and plantand the action required to mitigate the risk.
Actively participate inthe provision of a safe & healthy working environment, ensuring compliancewith all CBRE policies and procedures and client policies, procedures andworking arrangements. Share best practice with the on-site team via Tool Box Talksand Team Meetings. Complete and record safety checks on the team andsub-contractors.
Maintain the onsite LogBooks to ensure that they are up to date at all times with the necessarydocumentation in accordance with Statutory Regulations and CBRE procedures. Bean active participant in QHSE audits.
Ensure that the QHSESite Induction pack is kept up to date at all times, maintain records andensure that an induction has been completed by all staff, contractors andagency workers.
Maintain the statutorycompliance register, ensuring that all statutory compliance is completed andrecords are maintained in the appropriate way.
Ensure that sitespecific Risk Assessments have been carried out for all tasks on site, whichhave been read, understood and signed by the on-site team. Ensure that theCOSHH inventory is up to date at all times and that there are current copies ofall Risk Assessments and MSDS available on site, also signed and understood bythe on-site team.
Ensure that the on-siteteam and specialist sub-contractors have the appropriate training andcompetencies required to carry out their duties. Ensure that any requiredtraining (both new and expired) is booked in a timely manner.
Submit change requestsusing the change management system for required maintenance, extra works orproject activity taking place following the agreed processes and procedures.
Act as the primaryoperational point of contact for the Project team, from pre-start works tosnagging and handover.
Engage with the ProjectTeam, coordinate cross-departmental objectives and provide technical andoperational advice.
Support the ProjectTeam with access and change control administration, following the agreedprocesses and procedures.
Provide leadership,guidance, advice and coaching where required. Manage the team’s holiday,sickness and overtime to ensure sufficient site coverage at all times. Take thelead on recruitment for any vacancies within the team, as well as performancereviews.
Learn and understandthe contract and the specific requirements that need to be met, including butnot limited to; visitor booking and escorting, change requests for ITcontrolled areas, contractor parking, and more.
Perform with anunderstanding of business requirements and changes, ensuring continuousimprovement. Drive innovation and best practice with the team.
Ensure thatprofessional and technical skills are maintained through a commitment topersonal development and life-long-learning.
Be available to workoutside of core hours, to include evenings and weekends, where required.
Participate in therotating emergency engineer on call rota, responding to all emergency calls inline with the site call out procedures.
Carry out anyreasonable request from management.
Training and Education:
Formal training inMechanical and Electrical building services.
LV and HV AuthorisedPerson.
Formal Health andSafety training.
Experience Required:
Excellent PC based skills, with experience in Word/Exceland Outlook.
HVAC Systems Maintenance.
Comprehensive M&E engineering experience, undertakingreactive and planned maintenance.
Comprehensive understanding of H&S obligations in abuilding services environment.
Previous supervisory experience in a building servicesenvironment.
CAFM Systems.
Working in a critical environment such as Data Centre,Hospital etc.
Experience of operating and/or certified for Maintenanceand Operation of HV and LV electrical switchgear and distribution systems.
Experience working alongside fit-out Project Teams.
