Estimator / Preconstruction Manager

Job Description:

Barberry Homes’ Estimator is responsible for developing accurate, detailed project cost estimates and supporting the financial success of each home we build. This role bridges design, sales, and construction by reviewing drawings, defining scopes of work, managing subcontractor relationships, and ensuring cost control from preconstruction through project completion. The Estimator plays a critical role in protecting company margins, maintaining pricing standards, and supporting operational efficiency.

Duties & Responsibilities:

· Creating detailed construction cost estimates from architectural and structural drawings

· Performing thorough drawing reviews and identifying scope gaps

· Developing and maintaining scopes of work for all trades

· Soliciting, reviewing, and leveling subcontractor bids

· Negotiating pricing and subcontract agreements

· Recruiting and maintaining relationships with qualified subcontractors

· Creating and issuing purchase orders

· Supporting selections by verifying allowances and pricing impacts

· Managing committed costs vs. estimated budgets

· Developing and maintaining cost standards and estimating templates

· Purchasing materials and managing vendor relationships

· Supporting inventory management for standardized materials

· Assisting with pricing change orders and upgrades

· Driving improvements in estimating systems and cost controls

Technical Abilities:

· Advanced proficiency in Microsoft Excel (required)

· Ability to build, audit, and manage detailed spreadsheets

· Strong understanding of residential construction methods and sequencing

· Ability to read and interpret architectural and structural drawings

· Experience with construction management software (BuilderTrend preferred)

· Financial acumen and margin awareness

Education & Qualifications:

· 3+ years of residential construction experience (estimating, project management, or field supervision preferred)

· Bachelor's degree in Construction Management, Business, Engineering, or related discipline preferred

· Demonstrated experience preparing construction cost estimates
