Job Summary
We are seeking a dynamic and experienced Affordable Housing Property Manager to lead the management of a small, affordable residential community. This role is vital in ensuring the smooth operation, maintenance, and compliance of properties under federal, state, and local housing regulations. The ideal candidate will possess a strong background in property management, leasing, and administrative functions within affordable housing settings. You will be the primary point of contact for residents, staff, and external partners, fostering a positive community environment while maximizing operational efficiency. Your proactive approach and expertise will drive tenant satisfaction, uphold Fair Housing regulations, and ensure financial performance aligns with organizational goals.
Duties
- Oversee daily property operations, including leasing, rent collection, maintenance coordination, and resident relations.
- Ensure compliance with LIHTC (Low-Income Housing Tax Credit), Section 8 housing programs, Fair Housing laws, and other regulatory requirements.
- Manage property leasing activities using Yardi or OneSite property management software to track vacancies, lease renewals, and resident data.
- Conduct regular property inspections and coordinate maintenance requests to maintain high standards of property condition and safety.
- Administer legal administrative processes such as lease agreements, contracts, and notices in accordance with landlord-tenant law.
- Handle conflict management with residents or vendors professionally while maintaining positive relationships.
- Maintain accurate data entry, filing systems, and records related to property management activities using CMMS (Computerized Maintenance Management System) tools.
- Facilitate tenant onboarding and upselling opportunities for additional services or amenities to enhance resident satisfaction.
- Coordinate with facilities management teams to ensure proper building operations and timely repairs.
- Provide exceptional customer service through phone etiquette and direct interactions to foster community engagement.
Experience
- Proven experience managing affordable housing properties with a strong understanding of LIHTC regulations and Section 8 programs.
- Demonstrated proficiency in property management software such as Yardi or OneSite.
- Extensive legal administrative experience related to leases, contracts, landlord-tenant law, and Fair Housing regulations.
- Background in real estate administrative functions including data entry, filing, and facilities management.
- Excellent conflict management skills combined with negotiation abilities to resolve issues effectively.
- Strong customer service orientation with experience in property leasing and tenant relations.
- Office experience handling administrative tasks such as phone etiquette, document preparation, and record keeping.
- Knowledge of property maintenance procedures and facilities management practices is preferred.
