About The Role
As the Facilities Asset Management Director, you will drive the strategic development and execution of facility management policies to ensure the seamless operation and maintenance of all physical assets. You will oversee comprehensive CAPEX and OPEX budgets, direct major upgrades and modifications, and guarantee compliance with health, safety, and environmental regulations. Leading the Hard and Soft Services Divisions—including HVAC, plumbing, irrigation, and civil works—you will analyze equipment failures, optimize cost-effective practices, and manage a high-performing facilities team. Your role demands a blend of technical expertise, leadership, and operational acumen to maintain peak efficiency, minimize downtime, and uphold the highest standards of safety and performance across our parks.
What You'll Do
Facility Operations & Maintenance

Supervise and manage all facilities operations, ensuring alignment with organizational goals and operational excellence.

Plan, direct, and control all aspects of leisure facility maintenance to maintain optimal functionality and guest satisfaction.
Financial & Budgetary Oversight
-
Manage Division Profit & Loss (P&L), collaborating with Finance and Senior Leadership to track expenditures against budgets.
Team Leadership & Development
-
Conduct performance reviews and disciplinary actions to foster a high-performing and motivated team.

Inspire colleagues to achieve success and progress within the organization.

Ensure training programs are delivered to meet annual and quarterly training hour requirements.
Contractor & Vendor Management
-
Supervise contractors and vendors working within the parks to ensure quality and compliance.

Approve third-party contractor schedules for monthly manpower allocation.
Project & Asset Management
-
Lead project management for new construction and facility upgrades aligned with park strategies.

Oversee facility and attraction installation processes to meet contractual, technical, and operational requirements.

Participate in design reviews to communicate operational improvements to designers.

Develop scope, budget, and schedule requirements for refurbishment programs.

Ensure third-party inspections are completed and facilities/attractions are accepted per regulatory standards.
Preventive Maintenance & Compliance

Design and implement preventive maintenance (PM) programs and standard operating procedures (SOPs) for integration into the CMMS tool.

Monitor PM tasks to optimize equipment efficiency and minimize downtime/breakdowns.

Ensure accurate and timely data entry into the CMMS system.

Maintain proper inventory levels for spare parts across all facilities equipment.

Review Service Level Agreements (SLAs) and contracts in alignment with procurement processes.

Ensure all Fire Life Safety Systems (FLS) are fully operational and compliant.

Communicate scheduled interruptions to facilities equipment to relevant stakeholders.
Safety & Regulatory Compliance

Prioritize the safety of colleagues and guests by ensuring adherence to government health and environmental regulations (e.g., HACCP, firefighting systems).

Address and rectify items listed in the Safety Log from HSE in a timely manner.

Ensure all colleagues are properly trained and utilize safety equipment to reduce workplace injuries.
Strategic & Operational Oversight

Provide input for setting facilities budgets and actively seek cost-saving programs.

Monitor departmental KPIs and strategic initiatives to drive continuous improvement.

Conduct technical reviews of documentation and collaborate with maintenance teams for operational efficiency.

Oversee asset management and inventory to maintain optimal performance and compliance.
-
Implement comprehensive preventive maintenance programs and develop departmental policies and procedures.

Ensure parks’ assets are maintained to the highest quality and performance standards.

Oversee maintenance operations to achieve objectives for costs, guest service satisfaction, cleanliness, and sanitation.
Cross-Departmental Collaboration

Liaise with park operational departments to meet their facilities-related needs.

Assist other departments with facilities-related tasks and issues.

Support colleagues in their day-to-day responsibilities as needed.

Sign off on work completion certificates to ensure accountability and quality.
What We're Looking For
Essential
-
A bachelor's degree in facilities management, engineering, business administration, or a related field with extensive facilities management experience.
-
Strong leadership skills with the ability to manage teams effectively under challenging conditions.
-
Excellent problem-solving, negotiation, and communication skills.
-
Minimum of 15 years’ experience on-site installing, commissioning, or supervising as a HVAC, Electrical, or Civil Engineer.
-
Minimum of 10 years’ experience managing a team of engineers, contractors, or skilled staff.
-
Technical hands-on experience with BMS systems, pumping systems, water treatment systems, aquatics/fountains, basic electrical, HVAC (FAHU, AHU, FCU), heat exchangers, boilers, and fire-suppression/fire-fighting systems.

A keen eye for detail and the ability to read, write, speak, and understand English fluently.

Strong communication, interpersonal, and customer service skills.

Proficiency in MS Office programs (Excel, Word, PowerPoint).
Desirable
-
Professional certification such as Certified Facility Manager (CFM).

Experience in preventative maintenance planning.
-
Prior experience in a management position within a maintenance department, preferably in hospitality or theme park industries.

Experience with AUTOCAD and CMMS systems such as MAXIMO or CAFM.

Ability to apply Project Management standards.
