Facility Manager

Description

We are looking for a hands-on leader to bridge the gap between construction handover and world-class operational excellence.

Requirements
  • 8+ years of experience in facilities management, specifically within labor accommodation, worker camps, or high-density residential sectors.

  • Project Lifecycle Expertise: Proven track record of managing contractors during the fit-out and renovation stages.

  • Technical Mastery: Deep working knowledge of MEP systems, HVAC, and Fire & Life Safety (FLS) protocols.

  • Regulatory Knowledge: Practical experience operating under Saudi/UAE municipality and Civil Defense regulations.

  • Execution Mindset: A highly hands-on, site-based profile with a "get it done" attitude.

  • Analytical Skills: Ability to use data for utility cost control and root-cause analysis of recurring technical issues.

Roles And Responsibilities

Phase 1: Build Stage - Setup, Fit-Out & Renovations

  • Launch Leadership: Lead the facility setup for new buildings and major renovations, ensuring a seamless transition from handover to operational readiness.

  • Contractor Management: Directly manage and coordinate contractors across civil, MEP, HVAC, plumbing, electrical, and low-current systems.

  • Quality & Standards: Ensure all fit-outs meet Mnzil standards for durability, safety, density, and ease of maintenance.

  • Project Oversight: Oversee timelines and site progress; proactively flag delays, cost overruns, and scope risks to leadership.

  • Efficiency by Design: Ensure energy efficiency in equipment selection (ACs, lighting, pumps) and validate all CAD drawings, warranties, and O&M manuals.

  • Regulatory Readiness: Coordinate authority inspections and ensure full compliance for Civil Defense and municipality approvals.

Phase 2: Operate Stage - Reliability, Safety & Uptime

  • Operational Excellence: Own day-to-day facility operations post-go-live, ensuring maximum uptime and minimal disruption for residents.

  • Maintenance Strategy: Plan and execute rigorous preventive maintenance schedules and manage corrective maintenance with strict response-time SLAs.

  • Hygiene & Safety: Oversee pest control and deep cleaning cycles while maintaining 100% compliance with Fire & Life Safety (FLS) standards.

  • Resource Management: Track utility consumption (water, electricity, gas) to identify leakages and cost-saving opportunities.

  • Asset Lifecycle: Maintain an accurate asset register and manage vendor performance against commercial benchmarks.

  • Audit Readiness: Ensure all documentation, logs, and compliance records are continuously updated and ready for inspection.
