Position Summary:
The Construction Project Manager manages the full lifecycle of new store builds and conversions of existing spaces into Family Dollar or Dollar Tree retail locations. This includes overseeing site preparation, permitting, contractor management, construction, and closeout. The role ensures that all projects are completed on time, within scope and budget, and in compliance with internal standards and regulatory requirements. The ideal candidate brings expertise in retail construction, excels in cross-functional coordination, and thrives in fast-paced, multi-project environments.
Key Responsibilities:
Project Planning & Execution

Lead the day-to-day execution of new store and conversion construction projects from pre-construction through turnover.

Coordinate activities including permitting, site prep, utilities, foundation, buildout, and store readiness.

Review and manage scopes of work, contractor bids, site drawings, and pre-construction packages.
Field Oversight & Contractor Coordination

Supervise contractors and subcontractors on-site to ensure quality, schedule adherence, and safety compliance.

Conduct site visits to monitor progress, resolve field issues, and conduct pre-/post-construction walkthroughs.

Enforce site safety protocols and manage OSHA compliance on all job sites.
Budget & Schedule Management

Track project budgets and timelines using project management tools.

Manage change orders, identify cost savings, and mitigate schedule delays.

Monitor all phases of construction to ensure efficient sequencing and reduce downtime.
Vendor & Material Management

Work closely with procurement, vendors, and landlords to ensure timely delivery of materials and equipment.

Approve project-related invoices and monitor construction pay applications.
Stakeholder Communication

Liaise with Real Estate, Operations, Facilities, Legal, and Finance throughout the construction lifecycle.

Act as the point of contact for city officials, inspectors, architects, and utility providers.

Provide regular updates to program managers, leadership, and cross-functional teams.
Compliance & Documentation

Ensure all builds meet national/local building codes and corporate construction standards.

Maintain accurate documentation, including permits, RFIs, site reports, and closeout packages.
Required Skills & Competencies:

Deep understanding of retail construction and site development.

Proficiency in project management tools (e.g., MS Project, Excel) and construction platforms (e.g., Lucernex, Ariba).

Familiarity with CSI codes and AIA contract documentation.

Strong scheduling and budget management abilities.

Effective at managing contractors and coordinating with multiple stakeholders.

High adaptability in resolving real-time project challenges.

Strong written and verbal communication skills.

Commitment to maintaining safe and compliant job sites.
Qualifications:

A bachelor’s degree in construction management, civil engineering, architecture, or a related field is preferred.

5+ years of experience in commercial/retail construction, with direct experience in new store builds and tenant improvement/conversion projects.

OSHA 30 certification preferred.

Ability to travel up to 50% across the continental U.S.

Deep knowledge of construction processes, permitting, scheduling, budgeting, and trade coordination.

Familiarity with AIA (American Institute of Architects) contract documents and CSI (Construction Specifications Institute) formats is required.

Strong leadership, communication, and analytical skills.

Proficient with construction management software and Microsoft Office tools;

A bachelor's degree in construction management, engineering, architecture, or a related field is preferred.
Additional Information
This role requires 50% travel to project sites and may involve work outside standard business hours. The role will operate with high independence and be expected to drive projects to completion with limited oversight.
