The Finance Manager will oversee all financial operations of the real estate and construction business, ensuring sound financial management, accurate reporting, and strategic planning to support growth and profitability. This role involves managing budgets, project cost controls, cash flow, financing arrangements, and compliance with accounting and regulatory standards specific to the real estate and construction sectors.

Key Responsibilities

Financial Management & Reporting

  • Prepare, analyze, and present financial statements, budgets, forecasts, and management reports.
  • Monitor financial performance against budget and project targets.
  • Ensure timely month-end and year-end closing processes.
  • Maintain proper accounting systems in compliance with GAAP and local regulations.

Project Cost Control & Analysis

  • Oversee financial aspects of construction projects, including budgeting, cost tracking, and variance analysis.
  • Collaborate with project managers, quantity surveyors, and procurement teams to manage project profitability.
  • Conduct financial feasibility studies and ROI analysis for new projects and developments.

Budgeting & Forecasting

  • Develop annual operating and capital budgets.
  • Forecast cash flow and funding requirements to ensure adequate liquidity.
  • Monitor budget deviations and recommend corrective actions.

Treasury & Funding

  • Manage cash flow, working capital, and bank relationships.
  • Coordinate project financing, including loans, investor funding, and mortgage arrangements.
  • Optimize capital structure and funding costs.

Compliance & Internal Controls

  • Ensure compliance with taxation, legal, and regulatory requirements.
  • Implement strong internal controls, financial policies, and procedures.
  • Liaise with auditors, tax authorities, and external consultants.

Strategic Financial Planning

  • Provide financial insights to support business strategy, project expansion, and investment decisions.
  • Evaluate joint ventures, acquisitions, and partnership opportunities.
  • Support management with financial modeling and risk analysis.

Qualifications & Experience

  • Bachelor’s degree in Finance, Accounting or related field.
  • Professional qualification (CA, CPA, ACCA, CMA, or equivalent) preferred.
  • 7–10 years of experience in finance, with at least 3 years in a managerial role within real estate or construction.
  • Strong knowledge of project accounting, cost control, and real estate development finance.
  • Experience in ERP/accounting systems
