Role purpose
Lead and control the end-to-end luxury fit-out of a palace project. Manage and coordinate multiple subcontractors and our site engineers to achieve flawless finishes, on time and within budget. The role requires deep technical expertise, rigorous attention to detail, and proactive leadership.
Key responsibilities
Planning and scheduling
- Build and maintain the master programme and rolling 2–3 week look-aheads (Primavera/MS Project).
- Track critical path, recover slippage early, and issue daily progress reports with photos.
- Coordinate logistics, access, storage, and protection of finished works.
Technical coordination
- Review and approve shop drawings, method statements, ITPs, samples, and mock-ups.
- Resolve clashes across trades; issue RFIs/TCNs promptly.
- Ensure perfect interfaces and tolerances across all trades.
Trade oversight (examples)
- Aluminum and glazing: curtain wall, skylights, balustrades; watertightness and hose tests.
- Glass: partitions, handrails, special treatments/laminations.
- Natural stone/marble/granite: setting-out, bedding, movement joints, sealing, protection.
- Pools and water features: waterproofing, pressure/leak tests, MEP interfaces, commissioning.
- Joinery, doors, ironmongery, gypsum, paint, specialty finishes, stainless/metal works.
- Roofs/terraces/wet areas: membranes, falls, ponding tests, protection layers.
Subcontractor management
- Allocate zones and scopes, verify manpower and productivity, and chair daily coordination plus weekly progress meetings.
- Enforce quality, safety, and housekeeping standards; escalate non-performance and apply recovery plans.
Quality and HSE
- Run MIR/WIR workflows, QA/QC checklists, mock-up sign-offs, snag lists, and close-outs.
- Implement permit-to-work, toolbox talks, and high-risk activity controls.
Commercial control
- Measure progress and certify subcontractor payments, control variations/claims, and propose value engineering.
Stakeholder and authority coordination
- Liaise with consultants, client reps, suppliers, testing labs, and authorities (RAK Municipality, Civil Defense) for inspections and approvals.
- Maintain clean documentation for audits and handover.
Testing, commissioning, and handover
- Deliver as-builts, O&M manuals, training, final snag closure, and DLP procedures.
Must-have requirements
- Bachelor’s degree in civil, architectural, or mechanical engineering.
- 8+ years of high-end fit-out experience, including at least 3 luxury palace/hotel or ultra-luxury villa projects in the UAE.
- Proven technical depth in aluminum, glass, stone, joinery, waterproofing, and pools.
- Strong Primavera or MS Project, AutoCAD, and QA/QC documentation skills (ITPs, method statements).
- Valid UAE driving license; able to travel between RAK and supplier factories across the UAE.
- Excellent English communication; Arabic is an advantage.
Preferred
- FIDIC awareness, authority approvals experience, and commissioning of complex water features.
- Experience leading multi-national subcontractor teams and fast-track programmes.
Tools and systems
- Primavera P6 or MS Project, AutoCAD, MS Office/SharePoint, snagging apps, QA/QC registers (MIR/WIR/NCR), risk and method statements.
KPIs (first 90 days)
- On-time delivery of look-ahead schedules with 95% task adherence.
- First-pass approval rate on MIR/WIR ≥ 90%.
- NCR average close-out ≤ 7 days; rework rate < 2%.
- Successful leak/watertightness tests before finish handover.
- Snag closure within 15 days of substantial completion.
- Accurate weekly cost/progress reports and variation logs.
