Job description:
Defects Management (DLP):
- Conduct comprehensive inspections during the defects liability period to identify any defects or snags in the installations or structures.
- Coordinate with contractors and vendors to ensure all identified defects are rectified within the agreed-upon timeframe and quality standards.
- Validate that all contractor performance and repairs meet the required specifications before final sign-off.
- Maintain detailed and accurate records of all defects, repairs and inspections for documentation and auditing purposes.
- Respond promptly to emergency maintenance calls and equipment breakdowns, performing corrective maintenance to minimize downtime.
Facilities & Maintenance Operations:
- Implement PPM schedules for all building systems, including HVAC, electrical, plumbing and structural components.
- Oversee and manage on-site technical teams and external contractors, ensuring all work is carried out safely and in compliance with health, safety and environmental HSE regulations.
Analysis & Improvement:
- Perform root cause analysis for recurring equipment failures and propose solutions for continuous improvement and enhanced reliability.
Required Skills and Qualifications
- Bachelor degree in Mechanical, Electrical or Facilities Engineering, or a related field.
- Experience: Relevant professional experience in facilities management, maintenance engineering, ideally with experience in project close-out and DLP processes.
- Technical Skills: Strong technical knowledge of building systems, schematics, and equipment (HVAC, electrical, plumbing);
Soft Skills:
- Strong problem-solving and diagnostic abilities.
- Excellent communication, leadership, and project management skills.
- Attention to detail and a commitment to safety and regulatory compliance (OSHA, local building codes).
- ability and good communication skills with clients, can talk English proficient, Arabic and Urdu are advance.
