Manage on-site delivery of the assigned development projects to ensure alignment with agreed timelines, technical. specifications & designs, project budget as well as alignment with company’s overall strategic and operational objectives


Key Responsibilities


Mange and lead to enhance returns from assets in accordance with the financial targets outlined. Ensure operationalization and effective management of the portfolios. In Summary, the GM is the over all in charge of the operation and the financials wellbeing of the organization. This includes all the activities associated with attracting tenants (Marketing), leasing out, maintaining and managing tenants’ affairs, bringing footfall into the property (Marketing and Activities), collection and cash flow, expenditure budgeting and management thereof all the way to managing banks and producing audited Financials on annual basis. The role also covers all aspects associated with Operating safely in manner that is clean, safe and attractive to both tenants and shoppers.


Core Responsibilities:


  • Manage all related aspects, activities and performance of the company.
  • Liaise with other stakeholders, government and local authorities to assure highest synergy & collaboration.
  • Manage both current and long-term financial requirements of the SPV including but not limited to liaison with the lenders, banking and financial institution to optimize the cost of financing.
  • Manage the budgets and financial processes associated.
  • Contributing to the management accounting processes, credit control and other associated financial activities associated with operations. Prepare and review CAPEX & OPEX for the asset.
  • Manage day-to-day operations and operations team in terms of Presentation, Security, Safety, Cleaning, Engineering, Facilities and Ambience. Developing delivery strategy, establishing agreed service levels and developing audit and review process to ensure KPI’s are achieved.
  • Manage the delivery of all services , including self-delivered and third-party suppliers, to ensure delivery is on time, to the required level and within financial limits. Ensure suppliers are selected according to their suitability and managed through an effective third party supply chain management process with clear and agreed service levels.
  • Manage all relationships associated , including (but not limited to), staff, retailers, suppliers, local authorities.
  • Explore and suggest to the Management additional revenue streams by capitalizing in areas utilized within the company which can be converted in a revenue generating area.
  • Lead and deliver an effective crisis management and business continuity response, ensuring that people, environment, assets and reputation are preserved and maintained always.
  • Communicate and report to BOD on matters relating to property, operations and other associated areas of the company.
  • Managing banks affairs with reference to debts and operational accounts and requirements.
  • Production of the Financials and the Audit activities associated with such process.
  • Human Resource affairs (Attracting, Recruiting, Remuneration, Performance and Award)
  • Managing procurements activities (Planning, Sourcing, Selecting, Suppliers Affairs, Approvals etc)
  • Manage Sales and Marketing activities and social media, events etc.
  • Devise a year-round marketing plan (including al Khareef festival activities) and ensure effective execution
  • Ensure the cleanness and high genic of the place as well as safety of operation in liaison with the Facility Management Contractor.
    Team Development:
  • Manage the development of workforce plan for the department to ensure the availability of right resources in coordination with the HR & Admin department, , have an optimum team size for optimal utilization of their caliber, to stay lean and mean to achieve the goal congruence i.e. maximization of company’s value.
  • Set departmental objectives, manage, and track the team’s performance, as well as manage the development of capabilities within the team to maximize productivity and enhance overall department performance.
  • Mentor, coach, motivate and challenge teams providing opportunities for continuous growth and development.
  • Provide knowledge exchange/enhancement opportunities through job rotation.

  • Timely creation of the Asset & Retail strategy.
  • Timely monitoring and reporting of asset portfolios.
  • Achievement of retail leasing targets.
  • Number of leasing renewals achieved as per target.
  • Number of new retail opportunities identified and closed as per target.
  • Implementation of marketing strategy for retail as per project timeline.
  • Timely maintenance of facilities and look & feel.
  • Zero safety hazards and zero cases of non-compliance
  • Number of compliance related risks resolved for the department within deadline
  • Delivery of the budget and responsibility for the P&L of the company


Requirements

Education


Bachelor’s degree in Accounts/Finance or any equivalent Degree


Preferred master’s degree in business administration


Experience


Minimum of 12 - 15 years’ experience in Financial Accounting or asset, retail management, mall management industry preferred.
