Groundskeeper/Maintenance-Clarcona Grove

We are looking for a part time Groundskeeper / Maintenance Tech Assistant to maintain the day to day operations of the property under the direction of the Maintenance Supervisor and the Property Manager. They must provide an exceptional curb appeal by keeping all areas of the property clean and inviting. The primary duties include removing trash and litter, sweeping and pressure washing sidewalks and pathways, basic gardening and weeding, and cleaning windows, common furnishings. They may assist with supply purchase and inventory as well as cleaning and maintaining company purchased equipment. Maintaining the cleanliness and marketability of the community is essential to secure new leases and retain current residents. Offering a high level of customer service and ensuring an excellent curb appeal is a top priority for this position.

Essential Responsibilities

  • Inspect and maintain grounds, buildings and other community features, along with the groundskeeper (if applicable) to ensure attractive curb appeal.
  • Organize, prioritize and complete work orders as assigned in an accurate and timely manner.
  • Assist with apartment turns as assigned to ensure that all are move-in ready in a timely manner.
  • Assist with the monitoring and inventory of supplies to expected levels.
  • Responsible for the care and maintenance of all supplies and equipment owned by the company.
  • Uphold an excellent customer service relationship with residents, co-workers, and vendors.
  • Communicate effectively with residents, co-workers, vendors, and the community.
  • Adhere to the company’s personnel management policies and procedures.
  • Report unusual or extraordinary circumstances regarding the property or residents to the Maintenance Supervisor / Property Manager.
  • Work with the Maintenance Supervisor to adhere to the budgeted guidelines.
  • Maintain the required company uniform and insure a professional appearance and attitude at all times.
  • Responsible for adherence to the company’s safety policies and assist with the monthly Preventative Maintenance Program.
  • Work with service team members to ensure exceptional curb appeal at all times.
  • Maintain common areas of the property in a clean, neat, appealing condition. Specific duties include removing all trash and debris (includes cigarette ends and pet droppings), sweeping/power washing sidewalks and pathways, basic gardening and weeding, wiping down and cleaning windows and common furniture. Restocking of paper products throughout office and common areas as needed.
  • Performing “trash out” duties of vacated apartments as needed.
  • Report all safety hazards to maintenance supervisor.
  • Participate in company training classes and meetings as required.
  • Maintain excellent customer service relationships with residents, co-workers, vendors and the community.
  • Ability to travel to assist with other properties as needed.
  • Other tasks as assigned by the Maintenance Supervisor and/or Property Manager.

Experience Requirements

  • One year minimum experience in property management maintenance or groundskeeping, other building maintenance or related field.
  • Ability to work any of the seven days of the week, 52 weeks of the year. It is critical for you to work your scheduled hours consistently as well as overtime as needed when requested.
  • Ability to serve as needed.

Licenses/Equipment

  • Valid driver’s license with current automobile insurance is required; position requires personal vehicle to fulfill some of the job’s functions.
  • Other licenses and certification as required by TPI, state or federal law.
  • Experience with use of general maintenance equipment including but not limited to: hand tools, ladders, landscaping equipment and required safety equipment. All equipment must be used without risking the safety of yourself, fellow team members or residents.
  • Appropriate safety equipment and apparel that includes proper footwear, such as work boots.
  • Ability to use general cleaning equipment and tools including but not limited to: hand tools, paint equipment, ladders, cleaning chemicals, vacuums, blowers and hoses.

Attendance/Travel

  • Ability to work any of the seven days of the week, 52 weeks of the year. Our property staffing limitation makes it critical for you to work your scheduled hours consistently as well as overtime if necessary when requested.
  • Ability to serve on-call, as scheduled or as necessary.
  • Ability to travel to attend various company gatherings either in the general vicinity or your property, or in another state.

Special skills include ability to analyze problems with and repair the following:

  • Painting/patching/drywall work
  • Irrigation maintenance and repairs
  • Landscaping
