Position: Head of Maintenance
Reports To: Administrator / Executive Director
Location: Skilled Nursing Facility
Position Summary
The Head of Maintenance is responsible for overseeing the daily operations, safety, and upkeep of the
facility’s physical plant, grounds, and equipment. This role ensures the environment is safe, clean, and
well-maintained to meet all federal, state, and local regulatory requirements, while supporting the
comfort and quality of life of residents, staff, and visitors.
Key Responsibilities
Facility Maintenance & Operations
- Oversee and perform preventive and corrective maintenance of building systems, including HVAC,
plumbing, electrical, and mechanical.
- Ensure all resident rooms, common areas, and clinical spaces remain safe, functional, and in good
repair.
- Develop, implement, and monitor a preventative maintenance program.
- Manage emergency systems (fire alarms, sprinklers, generators) to ensure readiness and compliance
with regulations.
Compliance & Safety
- Maintain compliance with Department of Health, OSHA, CMS, and life safety code standards.
- Prepare and support inspections by regulatory agencies.
- Maintain records of maintenance schedules, inspections, and repairs.
- Monitor safety hazards and correct deficiencies promptly.
Management & Leadership
- Supervise maintenance staff, including hiring, scheduling, training, and performance management.
- Collaborate with nursing, housekeeping, and dietary departments to ensure smooth operations.
- Manage vendor relationships, service contracts, and outside contractors.
Budget & Inventory
- Develop and manage the maintenance budget, ensuring cost-effective operations.
- Maintain an inventory of equipment, tools, and supplies.
- Recommend capital improvements and equipment replacements.
Qualifications
- High school diploma or equivalent required; technical/vocational training preferred.
- Minimum 3–5 years of maintenance experience, preferably in healthcare or long-term care.
- Strong knowledge of building systems: HVAC, plumbing, electrical, and mechanical.
- Knowledge of state and federal regulations applicable to skilled nursing facilities.
- Supervisory or management experience strongly preferred.
- Ability to respond to after-hours emergencies.
- Strong organizational, communication, and leadership skills.
Physical Requirements
- Ability to lift up to 50 lbs.
- Prolonged periods of standing, walking, climbing, and working in tight spaces.
- Ability to respond quickly to facility needs, including emergencies.
