Head of Property Management

Dubai, United Arab Emirates

Key Responsibilities:

  • Develop and implement the overall property management strategy aligned with company objectives and market trends.
  • Oversee the day-to-day management of residential, commercial, and mixed-use properties across the portfolio.
  • Monitor portfolio performance to ensure high occupancy rates, rental income optimization, and asset value enhancement.
  • Lead the leasing team to meet occupancy targets, drive tenant acquisition, and manage renewals and terminations.
  • Approve and manage leasing strategies, pricing models, and marketing campaigns based on market analysis.
  • Supervise all facility management functions, ensuring timely maintenance, safety, compliance, and operational efficiency.
  • Implement and monitor preventive and corrective maintenance programs across all properties.
  • Oversee property budgets, service charge collection, operating expenses, and financial reporting.
  • Maintain strong tenant relationships, address tenant concerns promptly, and ensure high levels of tenant satisfaction and retention.
  • Ensure compliance with all applicable Dubai Land Department (DLD), RERA, and health and safety regulations.
  • Lead, develop, and manage the property management, facility management, and leasing teams.
  • Liaise with owners, investors, legal advisors, contractors, and government authorities as needed.
  • Provide senior management with regular reports and insights on portfolio performance, leasing status, and operational risks.
  • Drive continuous improvement across all property operations through innovation, technology, and process optimization.


  • Bachelor s degree in Property Management, Real Estate, Facilities Management, or Business Administration (MBA preferred).
  • Minimum 10 years of relevant experience, with at least 5 years in a senior property management role in Dubai.
  • Strong knowledge of Dubai real estate laws, RERA regulations, FM standards, and leasing practices.
  • Proven leadership and operational management experience across a real estate portfolio.
  • Strong financial, negotiation, and reporting skills.
  • Proficiency in property management systems (e.g., Yardi, SAP, or similar).
