Role Overview:
We are seeking a highly skilled and detail-oriented Senior Quantity Surveyor & Contracts Professional with strong expertise in cost management, contract administration, and project control within the real estate and construction industry. The role involves overseeing cost planning, tendering, contract negotiations, and ensuring compliance with project budgets and timelines across residential, commercial, and mixed-use developments.
Key Responsibilities:
· Cost Estimation & Budgeting: Prepare accurate cost estimates, BOQs, and feasibility studies for new and ongoing projects. Monitor and control project costs, ensuring alignment with approved budgets. Provide cost/value reconciliation and financial reports.
· Contracts Management: Draft, review, and negotiate contracts, subcontracts, and vendor agreements. Ensure compliance with legal, regulatory, and company standards. Manage claims, variations, and dispute resolutions in coordination with legal teams.
· Tendering & Procurement: Lead tendering processes including preparation of tender documents, bid evaluations, and recommendations. Negotiate with contractors, vendors, and consultants to secure best value and quality. Maintain vendor databases and support procurement strategy.
· Project Monitoring & Reporting: Track project progress and provide cost forecasts and cash flow projections. Conduct value engineering exercises to optimize cost efficiency. Prepare and present MIS reports to senior management.
· Team Leadership & Stakeholder Coordination: Guide and mentor junior QS and contract team members. Collaborate with architects, engineers, project managers, and consultants for smooth project execution. Act as the point of contact for all contract and cost-related matters.
Key Requirements:
· Education: Bachelor’s degree in Civil Engineering / Quantity Surveying / Construction Management. Master’s degree or RICS certification preferred.
· Experience: 8–12 years of proven experience in Quantity Surveying & Contracts Management in the real estate industry (residential, commercial, or mixed-use projects).
· Technical Skills: Strong knowledge of FIDIC/contractual terms and construction laws. Expertise in cost management, tendering, and claims. Proficiency in MS Excel, MS Project/Primavera, AutoCAD, and QS software.
· Soft Skills: Strong negotiation and analytical skills. Excellent communication and presentation abilities. Leadership and team management experience.
Job Types: Full-time, Permanent
Pay: ₹60,000.00 - ₹100,000.00 per month
