This individual will direct and implement maintenance programs aimed at a zero-defect environment for guests. Within this responsibility, he or she will inspect, maintain, and repair all mechanical, electrical, and other equipment used by the guest or affecting the quality of their experience while visiting our property.
DUTIES AND RESPONSIBILITIES:
· Assesses and reviews the job performance of subordinates and maintains personnel records of assigned employees
· Oversees training and development of the Maintenance Department employees as well as PIC training for other employees
· Ensures good safety practices of employees and guests throughout the hotel, assisting in the maintenance of proper emergency and security procedures
· Ensure training is current for self as well as all other staff with regards to safety & security
· Ensure training is current for self and other maintenance staff with regards to all maintenance activities and procedures
· Directs and coordinates the activities of all assigned personnel and departmental responsibilities
· Ensures aggressive "guest first" attitude among team members and provides a friendly guest contact experience
· Meet regularly with management to discuss concerns or projects as required
· Conduct inventories for all maintenance supplies weekly, order as needed but with-in budget and track appropriate budgeted line items
· Reviews all outside contract services for departmental responsibilities with the hotel's management
· Maintains secure storage, control of and cutting of all duplicate keys for the hotel
· Assists with organizing maintenance programs for the property
· Complete daily work orders which are assigned by others in the hotel
· Maintain the appearance of the property inside and out including the property grounds
· Maintains electrical knowledge of all voltage systems, wiring, and motors throughout the property
· Ensures proper installation, repair, and maintenance of all equipment and plumbing
· Ensures maintenance and repair of all finished surfaces in the hotel
· Oversees installation and maintenance of air conditioning units, systems, and chiller operations
· Obtain and use the proper equipment for the various maintenance and repair activities required to maintain all property systems
· Conduct daily inspections with regards to the maintenance daily check-list
· Perform preventative maintenance inspections on all guest room and public space per Hilton specifications and requirements
o Current standard is quarterly PM inspections for every guest room
· Maintain all housekeeping equipment
· Maintain all pool equipment, pumps, chlorine, ph, water level, water temperature, vacuuming, backwashing per VDOH & Marriott standards
· Maintain a list and specify the locations of all values, electrical power cut-offs, breakers
· Follow all inspections, lubrication, belt inspections, filters, cleaning schedules for all refrigeration kitchen & guest rooms, pumps, HVAC, fire alarms, sprinkler.
· Perform painting, wallpapering, HVAC, plumbing as needed or required
· Maintain exterior of hotel to include but not limited to the following, grass, plants, sidewalks, waste receptacles, parking lot, signage and the building overall
· Ensure the emergency generator is inspected and ready in the event of a power loss
· Perform duties related to the meeting room, set-up, break down, AV, cleaning as requested
· Maintain hotel internet, cable, phone, computers
· On call as needed in the event of an emergency
· Report all hazards and needed improvements with management prior to scheduling unless either is a immediate safety or security concerns
GENERAL RESPONSIBILITIES:
· Report to work on time with proper uniform, including name tag. Personal appearance must comply with the standard of the hotel
· Be informed about daily operations
· Check with your immediate supervisor for additional information
· Have knowledge about sales strategy, packages, promotions, discounts, groups and know how to handle these and how they relate to other departments
· Develop a thorough knowledge of the products, including hotel rooms, type of rooms, amenities, services of hotel, etc.
· Develop knowledge about frequent guests and their special requests and needs
· Be familiar with cultural differences in order to meet all different customer needs
· Be able to work according to budget; keep constant eye on staffing level and control costs
· Be knowledgeable about etiquette and protocols
· Be familiar with all emergency plans and be able to act upon them
· Use your PMS password with discretion; always log off terminal when not working
· Have a good knowledge about the city and local attractions
· Report any unusual occurrences immediately to the Assistant General Manager
· At all times strive to represent Hilton in the most professional, courteous manner
· Other duties as assigned
Job Type: Full-time
Pay: $40,000.00 - $50,000.00 per year
