1. Property Operations and Maintenance:
- Property Inspections: Regularly inspecting properties to ensure they are well-maintained, safe, and in compliance with all relevant health, safety, and housing regulations.
- Maintenance and Repairs: Coordinating and overseeing all repair and maintenance activities, which may include working with contractors, maintenance staff, and vendors. This can range from minor repairs to major renovations.
- Compliance: Ensuring the property adheres to all local, state, and national laws and regulations, including fire safety codes and fair housing laws.
- Vacant Unit Management: Preparing and marketing vacant units to attract new tenants. This includes conducting viewings and ensuring the property is ready for a new resident.
2. Financial Management:
- Budgeting: Developing and managing budgets for property maintenance, repairs, and other operational costs.
- Rent Collection: Setting and collecting rent, and developing policies to manage and minimize arrears.
- Financial Reporting: Maintaining financial records and preparing reports for property owners or senior management.
- Lease Management: Handling lease agreements, renewals, and ensuring tenants are in compliance with the terms of their lease.
3. Tenant and Community Relations:
- Tenant Support: Serving as the primary point of contact for tenants, addressing their concerns, complaints, and requests in a timely and professional manner.
- Conflict Resolution: Mediating disputes between tenants and addressing issues related to lease violations or anti-social behavior.
- Communication: Communicating effectively with tenants, landlords, and other stakeholders, such as social workers, city officials, and community groups.
- Community Engagement: Organizing and participating in tenant and resident meetings and events to foster a positive living environment.
4. Administrative and Legal Responsibilities:
- Record Keeping: Maintaining accurate records of property activities, finances, and tenant information.
- Legal Proceedings: Preparing and attending court hearings, handling evictions, and dealing with abandoned tenancies or squatters in accordance with legal guidelines.
- Policy Development: Interpreting and implementing housing legislation, and in some cases, contributing to the development of new housing policies for the organization.
5. Leadership and Management (for managerial roles):
- Staff Supervision: Recruiting, training, supervising, and mentoring a team of housing officers, maintenance staff, and other employees.
- Performance Management: Setting performance targets and monitoring the team's workload and outcomes to ensure high service standards.
- Strategic Planning: Contributing to departmental work plans, policy reviews, and long-term strategic projects.
