MEP Technician (Mechanical) in Facility Management
1. Mechanical Systems Maintenance
- Perform preventive, corrective, and routine maintenance of mechanical systems, including:
- HVAC systems (chillers, AHUs, FCUs, ducting, exhaust & ventilation systems).
- Pumps, motors, compressors, valves, and piping networks.
- Water supply, drainage, and plumbing systems.
- Carry out repairs, replacements, and adjustments to mechanical equipment and ensure optimal performance.
2. Operations & Monitoring
- Monitor building mechanical systems through BMS (Building Management System) or manual checks.
- Adjust system controls to maintain comfort levels and energy efficiency.
- Ensure continuous operation of mechanical equipment during working hours.
3. Troubleshooting & Repairs
- Diagnose and repair faults in HVAC, pumps, piping, and plumbing systems.
- Use appropriate testing and measuring instruments to identify issues.
- Support electrical and plumbing technicians when MEP coordination is required.
4. Safety & Compliance
- Follow all HSE (Health, Safety & Environment) standards during work.
- Ensure mechanical systems meet local regulations and FM company standards.
- Respond quickly to emergencies such as water leaks, gas leaks, or HVAC breakdowns.
5. Documentation & Reporting
- Maintain service logs, maintenance checklists, and spare parts records.
- Report major breakdowns, recurring faults, and improvement suggestions to supervisors.
- Support inspections, audits, and compliance documentation.
6. Client & Team Support
- Attend and resolve client complaints related to mechanical systems.
- Work closely with electricians, plumbers, and other FM staff to ensure integrated building operations.
- Provide guidance to junior technicians when required.
7. Energy Efficiency & Optimization
- Monitor and recommend measures to optimize HVAC and pump systems for energy savings.
- Support upgrades, retrofits, and efficiency improvement projects.
✅ Skills & Knowledge Required
- Strong knowledge of HVAC, plumbing, and mechanical systems.
- Ability to read mechanical drawings, schematics, and O&M manuals.
- Skilled in the use of diagnostic tools, gauges, and mechanical instruments.
- Good problem-solving, teamwork, and communication skills.
